If you're ready to purchase now, waiting solely for possible future changes may not make sense.

The panel available today gives you the options you can actually assess and act on now.

It may still be worth keeping an eye on your refinancing options.

If the DHOAS lender panel expands, existing borrowers could potentially have more lenders to compare — and that may create opportunities to find a more competitive interest rate or a loan that better suits their circumstances.

Planning to save your DHOAS entitlement until after leaving full-time Defence?

Your transition plan matters.

There can be an important difference between continuing to serve in the Reserves and completely separating from Defence.

As discussed in this episode, continuing eligible Reserve service can allow you to keep accumulating DHOAS service credit and retain more flexibility around applying for an entitlement certificate.

For members who completely separate, the rules around accessing DHOAS after leaving can be more restrictive.

That's why you don't want to apply for a certificate without a clear plan for actually using it.

Qualifying for DHOAS doesn't necessarily mean you need to use it straight away.

Timing matters.

Consider two Defence members who both want to own property.

One uses DHOAS as soon as they're eligible and buys a home to live in.

The other continues renting while receiving Rent Assistance, buys an investment property elsewhere and preserves DHOAS for a future owner-occupied purchase.

Both own property — but they're using their Defence entitlements differently.

The key is to look beyond the immediate subsidy and consider the bigger picture: your posting cycle, property strategy, investment goals and the potential value of the entitlements available to you over your career.

There's no single strategy that suits every Defence member, but understanding your options early can help you make a more informed decision.
