The housing market dynamics are shifting noticeably.

Sales of detached houses under $500,000 have sharply declined from 25% to 9% over five years, while sales above $1.5 million have surged from 6% to 20% in the past year.

Despite this, detached house values have only seen a modest 3% increase over the last 12 months. Demand has slightly eased, stabilising at around 180,000 transactions annually across eight capitals. Listings have also eased, maintaining the average time to sell at 5.4 months.

My most recent Matusik Price Matrix suggests a potential decline in median house prices, particularly in Melbourne, Canberra, and Sydney, influenced by more affordable sales and some price reductions at the top end.

While preliminary, these trends hint at a softer price growth forecast for 2024, with my estimates ranging from 2% to 4% across the capitals, varying by location.

It's a market in flux, requiring careful monitoring for informed decisions.
