RBA holds. Momentum has softened and buyers are becoming more selective.
The RBA has left the cash rate unchanged at 4.35%, but borrowing costs remain high and cost of living pressures are continuing to weigh on buyer confidence. Cotality data shows national dwelling values fell 0.7% in July, led by Sydney and Melbourne, with softer conditions now extending into Brisbane and Adelaide, while Perth was broadly flat.
Across the LJ Ho**er network, buyers remain active but decision times are longer and price sensitivity is higher. New listings are starting to taper as some vendors choose to wait, but total stock remains elevated, which means more choice for buyers and longer time on market. Vendors can still achieve good outcomes, but they need to price to the market and present well.
Despite softer conditions, the underlying supports for housing remain in place. Population growth continues to add demand, rental markets remain tight and new housing supply remains constrained. The market is moderating, and outcomes increasingly come down to pricing, presentation and location.
