缺点:以二手房为主,新房机会少。
✅ 15-17分钟 + 可以接受$115万(二手房)以上 → Rochedale South / Springwood
成熟区域,配套完善,年涨幅也超过18%
适合不想将来换房、直接一步到位的买家。
✅ 同样20分钟,少花近$10万 → Park Ridge vs Doolandella
这是这次对比里我觉得最值得关注的一组数字——
Doolandella 和 Park Ridge 离 Sunnybank Hills 都是20分钟,

22.2% annual growth — the highest of all 6 suburbs.
Downside: mostly resale stock, limited new build opportunities.
✅ 15–17 min + happy to spend $1.14M+ → Rochedale South / Springwood
Established suburbs, strong amenities, solid 18–21% annual growth.
Good choice if you want to buy once and not move again.
✅ Same 20-min drive, save $100K → Park Ridge vs Doolandella
This is the comparison that stands out most to me.
Both suburbs are 20 minutes from Sunnybank Hills — but Doolandella's resale median sits at $1.025M, while Park Ridge is $930K.
That's a $95K difference for the same commute.
Park Ridge also has active new estate development right now, which means you can buy a brand-new home, larger land, and a modern floorplan — all under $1M.
❓ What about Greenbank?
Greenbank is a large suburb — the median reflects the whole area.
