SMSF RULES HAVE CHANGED.
Do you know what you can still invest in after 9 August?

There's been a lot of confusion following the Government's announcement, so here's the simple version.

From 9 August 2026:

❌ New borrowing through an SMSF to purchase residential property will no longer be available.

However...

✅ SMSFs can still purchase residential property with available cash.

✅ Borrowing for commercial property through an SMSF remains available.

✅ Investments in shares, ETFs, managed funds, gold and other permitted assets are unchanged.

The biggest MISTAKE we're seeing right now?

People assuming they've already missed out.

The reality is that there is still a short transition window for eligible buyers.. BUT time is running out.

IF YOU already own a residential property in your SMSF...

Nothing changes.

Your existing property and loan remain unaffected.

If you're planning to buy a residential investment property through your SMSF using borrowing...

Time is RUNNING OUT.

Once the transition period ends, new residential SMSF borrowing will no longer be available.

Hi everyone,

I’m writing to you today because something major has just changed and the next 7 days are critical if you want to use your SUPER to buy residential property.

The government has now passed legislation that removes the ability for SMSFs to borrow to purchase residential property.

The law is already in effect and the transition period ends on 9 August 2026.

This means one thing:

If you want to use your Super to buy Residential Property, this is your final chance.

After 9 August, SMSFs will only be able to buy residential property with cash, No Borrowing, no exceptions.

Many of you have already purchased through your SMSF and are keen to secure another strong result.

Others had met with us, were right on the edge of proceeding, or were simply pausing to reassess.

That pause is understandable but the window is now closing and decisive action is the only way to lock in the opportunity.

We have a very small window to get you through — roughly 7 days.

- If you act immediately, we can likely still:
- Set up your SMSF
- Arrange lending
- Secure a property
- Exchange contracts before the deadline

But every day counts. After the cut‑off, this strategy is gone for good.
