How far is too far for you to drive from your house to school or work?

15 minutes? 30 minutes? 45 minutes?

For most families, this ends up being one of the biggest factors when choosing where to buy.

Some buyers will happily drive 45 minutes if it means a bigger home, better school catchment or more value for money.

Others would rather compromise on the house itself to keep their daily commute under 15 minutes.

There’s no right or wrong answer, but knowing your maximum acceptable commute can quickly narrow down the suburbs that actually suit your lifestyle. It’s often the first question I ask buyers before we start searching.

I’m in active negotiations for a client with a budget in the $3Ms on the Central Gold Coast, and what we’re seeing is we have choices on and off-market, therefore we don’t have to overpay.

I’ve taken them through 2 on market, and 2 off markets so far. We’ve put an offer on contract for a property on-market that’s post-auction campaign so the seller has received feedback on its value, and will see how we go with our best and final offer today.

New consultant doctors, if you’re thinking of buying a property this year, the end of June is an important time.

Once your BAS statement is available, have a conversation with your broker about your borrowing capacity based on your current consultant income.

From there, we can work backwards on repayments, timing and the areas that best suit your lifestyle and budget.

My prediction? We won’t see many new properties hit the market across the central Gold Coast over the next few months.

With stock levels still low, I expect prices to remain relatively stable. Unless it’s a C-grade property, I can’t see significant discounts ahead.

Some suburbs, like Broadbeach Waters, still have a healthy off-market market for renovated homes. Others, like Mermaid Beach, have very little available.

If you’re in a position to buy, I’d be looking now while you’re negotiating directly with sellers, not later when everyone decides it’s “safe” again and you’re competing against 10 other buyers.
