Things I love about Mermaid Beach 🏝️

• Walking along Marine Parade and up the rainbow stairs to North Burleigh Lookout
• The beach views
• .coffee
• .barandgrill

• .seafood

• .o.u.s.t.a.c.h.e

Things I do not love 🤣

• Going to the beach. I sunburn in about 30 seconds and with two little kids (one cannot swim) it’s a full military operation with added anxiety and sand everywhere for weeks. Find me at a playground instead.
• Trying to find a car park on a sunny weekend.

Still wouldn’t live anywhere else.

Buy properties with good structural integrity from reputable builders.

You can renovate kitchens and bathrooms later, but structural problems are expensive and stressful. On the Gold Coast especially, poor workmanship, drainage and waterproofing issues show up quickly in humidity and waterfront conditions.

Things to look for:
• Cracks in walls, ceilings or tiles
• Doors/windows that don’t close properly
• Uneven floors or movement underfoot
• Water stains, bubbling paint or mould smells
• Poor silicone finishes in bathrooms/kitchen
• Cheap cabinetry or hollow finishes despite “luxury” styling
• Drainage issues or pooling water outside
• Rust, swelling timber or moisture near waterfront areas
• Inconsistent workmanship room to room
• Renovations that look rushed or overly cosmetic

A good renovation should feel solid, functional and well thought out, not just look good on Instagram.

And street selection matters.

In Mermaid Waters for example, waterfront streets like Rumrunner and Intrepid consistently attract stronger buyer demand, better resale and higher long-term values because of their position, wider canals, quieter streets and overall prestige.

• Central Gold Coast still feels like a buyer’s market
• Some homes are trading 5–10% below peak comparable sales
• The best buyers are prepared and ready to act when the right property appears
• Hyper-local knowledge matters more than ever right now
• Relationships with agents are creating access to opportunities before they hit the market
• One really interesting point discussed was that buyers using a Buyer’s Agent to negotiate on their behalf can avoid overpaying by up to 8% compared to buyers negotiating directly with selling agents alone

There’s definitely still opportunity in this market for buyers who are informed, prepared and strategic.

Flood risk isn’t just about the house itself. Check the Gold Coast City Council interactive flood map and always look at drainage after heavy rain. Some streets hold water badly even when homes aren’t technically flood affected.

Be close to your school… but not too close. You don’t want to hear the school all day or sit in traffic every morning trying to get out of your own street at drop off and pick up times.
