Final inspections are allowed before final settlement. As the new property owner you are entitled to receive the property the way you found it on the day you signed the contract of sale. For your final inspection make sure:-

1. All Appliances are still in working order.

2. Nothing has been damaged.

3. Any repairs that were agreed on have been carried out.

4. House is tidy and no rubbish has been left behind.

Thinking of purchasing a property that is going, to auction, here are 2 top tips:
If you’re interested in the property ask if the vendor has done a Building & Pest inspection, if not get one done yourself so if you are planning on bidding you will be buyer aware. A small cost that could save you if there are issues.
Have a conveyancer review the Contract of Sale prior to the Auction so they can see if there are any clauses, negotiations that need to be discussed prior to the auction, as example of this might be the required deposit amount which could be the 5% or 10% and or settlement period.
