There's a legal agreement that can permanently restrict what you do with a property, and most buyers don't know it's there until after they've signed.
A Section 173 agreement (under Victoria's Planning and Environment Act) attaches to the title and stays there forever. Sell the house, the obligations go with it. The new owner inherits them whether they knew about it or not.
What can it stop you from doing? Building an extension. Subdividing. Sometimes even landscaping, depending on the exact clause.
