Brisbane’s mild winter still does damage if you’re not paying attention.
Three things every landlord should check before the cold properly sets in:
→ Gutters. Leaf-fall in May-June clogs gutters faster than any other time of year. Blocked gutters cause water damage that surfaces in spring as a $2,000+ ceiling repair. Get them cleared while it’s still dry.
→ Heating. Even in Brisbane, June nights drop low enough that tenants will run heaters. If yours haven’t been serviced in two years, do it now — before the first cold-snap call.
→ Hot water. Element failures spike in winter. A working unit in November is not a working unit in July. Five-minute check by a trade can save you a same-day emergency callout.
Tenants who feel cared-for through winter renew their lease in spring. Tenants who don’t, don’t.
