Brisbane’s mild winter still does damage if you’re not paying attention.

Three things every landlord should check before the cold properly sets in:

→ Gutters. Leaf-fall in May-June clogs gutters faster than any other time of year. Blocked gutters cause water damage that surfaces in spring as a $2,000+ ceiling repair. Get them cleared while it’s still dry.

→ Heating. Even in Brisbane, June nights drop low enough that tenants will run heaters. If yours haven’t been serviced in two years, do it now — before the first cold-snap call.

→ Hot water. Element failures spike in winter. A working unit in November is not a working unit in July. Five-minute check by a trade can save you a same-day emergency callout.

Tenants who feel cared-for through winter renew their lease in spring. Tenants who don’t, don’t.

Here’s something nobody in property management wants to admit: the cheapest fee is almost always the most expensive choice.

Why? Because what you save in monthly fees, you lose in: 

Vacancy: every extra day a property sits empty costs more than three months of management fees 

Bad tenant placement: eviction, damage, lost rent. One bad tenant = $10k+ minimum 

Deferred maintenance: small issues become big invoices when nobody’s checking 

Below-market rent: a PM who doesn’t review properly costs you 5-10% per year in lost rent

Our fees aren’t the cheapest in Brisbane. They’re not the most expensive either. They’re priced so we can afford to do the job properly - which is the whole point.

Math: a $40 difference in weekly fees ≈ $2,080/year. One extra week of vacancy ≈ $640. One bad tenant ≈ $5-15k.

Carina Heights 4152 - leafier than Greenslopes, denser than Camp Hill, and one of the southside’s most defensible long-term holds.

The numbers right now (12 months to April 2026): → $750/wk median house rent (up 7.1% year-on-year) → 19 days median time on market → 89 houses leased over the past 12 months, with only 13 available in the past month → 463 renters currently watching the suburb

What the numbers mean: Carina Heights moves more deliberately than its neighbours. Higher rents, smaller rental pool (about 40% of dwellings are tenanted), longer average tenancies. Landlords here don’t churn - they hold. Demand is deep (35 interested renters for every house leased), supply is thin, and rents have climbed steadily for five years without a single meaningful pullback.

41 Macalister Street, the home Lish leased in 4 days last month at $640/wk, sat below the median for a reason: smaller, older, and priced to move. The right strategy and a well-presented home gets you a tenant fast - even in a steady suburb.
