This sounds like a simple question. It is not.

A large development is not automatically inferior. Some major projects offer excellent facilities, strong management, convenience, security and value. A boutique building is not automatically superior either. Some small developments have poor design, weak locations or expensive maintenance costs shared among very few owners.

The real issue is replaceability.

Imagine owning a two-bedroom apartment in a building containing hundreds of similar two-bedroom apartments. When you eventually sell, several other owners may also be selling. A future buyer can compare your apartment with the one five floors higher, the one with a slightly better view, the one whose owner needs to sell urgently and the one priced $30,000 lower. That can create competition between sellers.

Now imagine owning a residence with a genuinely scarce combination: corner position, two car spaces, protected outlook, larger floor plan and only a small number of similar properties. That does not guarantee a stronger result, but it gives buyers a clearer reason to choose yours.

A large project can still contain scarce apartments. A boutique project can still contain very replaceable ones. This is why the analysis must move from the suburb, to the project, to the individual apartment.

When several owners list similar apartments at once, buyers can compare price, floor level, view and seller motivation. The issue is not building size by itself. It is how easily your apartment can be replaced.

Most people do not enjoy feeling difficult. They want the inspection to remain friendly, so they ask about the finishes, the completion date and the pool β€” then leave important questions unasked.

Questions such as:
- What can be built in front of the view?
- How many nearly identical apartments are inside the building?
- Has the builder been appointed?
- How realistic are the estimated body corporate fees?
- Is the advertised room genuinely usable?
- What is happening on the neighbouring land?

These questions are not negative. They are responsible.

A property purchase may involve hundreds of thousands β€” or millions β€” of dollars. It may affect your borrowing capacity for years. You have every right to understand what you are buying.

In fact, a strong opportunity usually becomes more convincing when it survives difficult questions. A weak opportunity often depends on the buyer remaining distracted by the display suite.

One reason I use a structured selection process is that it removes some emotion. Instead of only asking β€˜Do I feel excited?’ we can also ask β€˜What evidence supports this decision?’ Excitement is allowed. But it should come after investigation, not replace it.

Property brochures are designed to create emotion. They show the building at sunset, the pool empty, the furniture carefully selected and the apartment looking effortless.

But real life is not a brochure. Real life includes sofas, dining tables, beds, bedside tables, televisions, suitcases, golf clubs, groceries, visitors and storage.

That is why one of the first things I examine is the floor plan.

Can a full-sized sofa fit without blocking the balcony? Is there a sensible position for the television? Can six people sit around the dining table? Can you walk around the bed? Can wardrobe doors open properly? Does the second bedroom function as a genuine bedroom or does it simply allow the brochure to claim there are two?

I also look for wasted space. A long corridor may increase the total square metres but contribute little to the way the apartment lives. A large balcony may sound impressive but be too narrow for real furniture. A multipurpose room may look valuable on paper but have no natural light.

The brochure tells you how the developer wants the property to feel. The floor plan tells you what you are actually buying. Both are useful. Only one contains the measurements.

Winning Edge Check: Place realistic furniture on the floor plan before making a decision. If the apartment only works with miniature furniture and creative photography, it may not work for real life.
