Before calling an apartment “premium,” I want to know:
✅ Is the location genuinely scarce?
✅ Is the floor plan functional?
✅ Is the aspect protected?
✅ Is the price supported by evidence?
✅ Is future supply likely to compete with it?
✅ Will owner-occupiers still want it later?
Australia approved 16,710 dwellings in April 2026, down 3.4% for the month. Approvals for private-sector dwellings excluding houses—including apartments—fell 3.6% to 6,403. That national figure provides useful supply context, but buyers still need to investigate what is proposed in the specific suburb surrounding the property.
“Luxury” is a description.
