THE ANSWER TO TODAYS MOST COMMON QUESTION WHEN IT COMES TO REAL ESTATE.....
The Brisbane property market has not crashed, but it has definitely cooled. After several years of exceptional growth, buyer urgency has eased, borrowing power has been hit by higher interest rates, and affordability is now a real constraint for many!
Auction clearance rates have softened and are currently at about 40% (depending on the source of the data!) - but let's be honest, under the hammer clearance rates of 45-55% is not uncommon in normal market conditions in Brisbane! Buyer enquiry has dropped, and buyers are becoming less forgiving on price, presentation and location.
That said, Brisbane is not a weak market. Population growth, limited housing supply, tight rental conditions and strong interstate interest continue to support prices. Units, in particular, have been a standout because houses have become unaffordable for many buyers. This has pushed demand into apartments and townhouses.
Short term, I expect a flatter, more cautious market. Overpriced properties will sit. Well-priced, well-presented homes will still sell.
Long term, I remain positive on the Brisbane property market, but not blindly so. Global instability, wars, inflation, higher rates and the potential impact of AI on white-collar employment could all weigh on confidence. If unemployment rises meaningfully, property will feel it. However, over a 5–10 year view, Brisbane’s fundamentals remain strong: undersupply, infrastructure spending, lifestyle migration and relative affordability compared with Sydney and Melbourne.
The next phase is unlikely to be easy money for us fat cat real estate agents who have in all honesty had it too good for too long. Buyers will continue to be more discerning, and sellers will need to be realistic if they want to sell in a timely manner.
