With the end of the financial year approaching, now is a good time to take a closer look at your investment property.

Are there any works you have been putting off?

Upgrades, repairs, or improvements that would strengthen your return or protect the condition of the home?

Timing matters here. Bringing forward certain works may allow those expenses to fall into this financial year, which can make a meaningful difference depending on your situation.

A rent increase only makes sense if the market will support it and the tenancy can carry it well.

When a good tenant is already in place, the decision should not be made by looking at advertised listings alone.

It should consider payment history, how the property has been cared for, current market conditions and whether a fair adjustment is likely to protect the tenancy rather than unsettle it.

From our experience, long term stability can be more valuable than chasing the highest possible figure.

That does not mean rent should stay unchanged forever. It means the review should be measured. Well timed. Supported by real evidence. Clear communication matters here too, because how a rent review is handled often affects the outcome just as much as the number itself.

A well judged increase can strengthen returns and maintain goodwill.

A poorly judged one can create unnecessary vacancy, friction and lost income.

A lot of landlords ask this early, and fairly so.

How often will routine inspections be carried out?

Our first routine inspection is completed within the first three months of a tenant moving in. After that, inspections are carried out every six months.

What matters just as much as the timing is what happens next.

After each inspection, we send a written report with photos so you have a clear view of how the property is being presented and any tenancy matters that may need attention.

If we take over management with tenants already in place, we prefer to arrange an inspection soon after receiving the file and keys, with the tenants home if possible.

It gives us the chance to meet them, understand the property properly and start management with a clear baseline.

From our experience, early familiarity prevents missed details later.
