Federal Budget 2026 — 2 major property tax changes every investor should understand:

▪️ Negative Gearing Changes — from 1 July 2027

Negative gearing tax benefits become largely limited to newly built investment properties. Existing properties purchased before the commencement date continue under current arrangements through grandfathering provisions.

This shifts greater investor focus towards new builds and could reshape demand, rental supply and long-term investment strategies across the established property market.

▪️ Capital Gains Tax (CGT) Changes — from 1 July 2027

The current 50% CGT discount moves towards an inflation-indexed model, alongside a minimum 30% CGT rate on net capital gains. Transitional arrangements apply to existing holdings.

This changes the numbers significantly for many investors when it comes to selling assets, calculating after-tax profit and planning long-term wealth strategies.

These changes will likely influence how investors buy, hold and sell property over the coming years.
