One thing I’ve noticed with interstate investors is that the risk usually isn’t the property.
It’s the gaps in local knowledge.
When you don’t live here, it’s easy to rely on reports and assume everything’s ticking along.
But from experience, the small details matter more when you’re managing from afar.
Things like how quickly maintenance is followed up, whether compliance checks are actually being completed on time, and whether rent and lease decisions are being reviewed properly, not just rolled over.
I’ve seen situations where owners thought everything was fine, only to find out later that a few basic things had been missed.
Nothing dramatic at first, just enough to create unnecessary stress down the track.
What works best is having someone local who treats your property like it’s part of their day, not just a line on a system.
Someone who checks, questions, and plans ahead, especially when you can’t physically be there to do it yourself.
Distance doesn’t have to be a disadvantage. But it does mean you need clarity, communication, and someone on the ground who’s paying attention to the details.
