Hervey Bay had long been shown as being at the “start of recovery” stage of the National Property Clock for houses & units, before finally stepping up to a “Rising Market” in May 2019!

May 2019: Hervey Bay (Fraser Coast) officially shifted to a Rising Market stage on the property clock following six months of strong sales.

Hervey Bay then experienced what can only be described as a once-in-a-generation “Boom” off the back of COVID.

Late 2020 – 2021: Regional demand pushed the wider area through recovery and rising phases amidst the pandemic property surge

Our region then moved into the “approaching peak of market” phase, before hitting the “Peak of Market” in July 2023

2024 – 2025: The market showed further localised fluctuations, with intermittent classifications returning to a Rising Market status by late 2025

2026 - Our local market experienced steady buyer demand up until May 2026, when the release of the Federal Budget imposed significant changes that directly affected our national property markets.
