5 mins read 🏡 : Guide and tips on how to secure a rental property in Hobart from a real estate agent:

🌸 Be organised: Have your application form completed including all required documents and references.

👉The 2 most common platforms that most real estate companies are using are 2apply and realestate.com.au. You can create a profile on both platforms by creating an account and login. You only need to fill out the online application form once and use it for all other properties.
I tell my tenants to apply via 2apply if possible as it is much more thorough compared to realestate.com.au.

👉Documents required:
🌿100 points of IDs.
🌿TAS Collection Service Personal Information Report if you have lived in Tasmania in the past few years or if you recently moved from interstate, you can apply for an Equifax report. If you pay for the report ($25-30) you can get it instantly otherwise it usually takes 7-21 days. The report has to be less than 3 months old.
🌿Payslips or employment agreement/letter of offer: minimum 2 years employment history required.
🌿If you are not working or self-employed, you can send through one of the following documents: Centerlink Statement, Bank Statement, Proof of Balance or recent year tax return.

👉References:
You have an option to send references to others to complete online once and for everyone. The quicker this is done the better. Ideally, all references are completed by the time the property managers receive your application.

Also let the people know in advance that you are applying for a rental and he/she might get emails or calls.

Be honest: don't fake your references as addresses won't match your IDs and if you are paying off a debt, let us know.

🌿Employment references: Current and previous employment if current employment is less than 2 years.
🌿Rental references: for both current and previous rental.
🌿Character references: 3 people that are not related to you (usually colleague or friends).
🌿No rental history?
If you are a homeowner who is renting out or selling your home, you can put your real estate agent down as a reference as he/she has been to your house.
First time renter: you can have your parent or a family member to co-sign the lease as a guarantor to make your application stronger.

🌸 Be active

👉 Best time to start looking: 4-5 weeks before you move out.

👉 Ask to be added to the prospective tenant list and internal database: you might be contacted before the property is listed online, this means less competition for you.

👉Tell your property manager and the owner a bit about yourself and your pet/s in a cover letter. If possible, including a few pictures of what your house or garden looks like if you are house proud and a pic of your pet/s. Send a quick intro email or cover letter to the property manager before you attend the open home.

👉Don't just apply for one property, apply for a few if you are under pressure to move.

👉Be the first to apply: yes you can apply first and view the property later (make sure you pre-register for the open home and let the property manager know). Quite often properties are leased within the first week or two.

🌸 Make sure you view the property

👉Most property managers prefer for you to view the property before signing a lease. We don’t want you to be unhappy and have to break the lease later as it is costly for you and time wasting for us and the owner.

👉Attend the first open home if possible as it’s a competitive market.

👉If you are busy, send your friend or family, ask for a virtual viewing or a private inspection.

🌸 Last tip: Maintain good relationship with your property manager/ owner so they can recommend you again next time 😉.

What's better than 2x off-market leases right next door to each other 😎.
1/29 and 27 Vivian Drive, Rokeby (Glebe Hill) were both leased off-market at $600 pw and $615 pw respectively, within a week.

Off-market lease is when your property is leased to tenants within Fall Real Estate database, without having to list it on the market for rent. This saves you advertising fee and the hassle of having too many open homes or people going through your house whilst you are still living there, plus no vacancy 🤩.

3/42 Oakdowns Parade, Oakdowns leased today at $670 per week.

There is quite a story with this one. The owner self-managed the property for a few years and he has not done a routine inspection there. Tenants were paying only $450 per week. The owner came to Fall for help as the tenants were over $10,000 in arrears.

Both the owner and I were in shock when we went inside the property: it was filthy from top to bottom, walls were damaged, carpet was full of dog urine, window furnishings and carpet were full of dog hair, rubbish and dog faeces in garden, hard rubbish left at property etc...🤮I helped the owner orgarnise our trades to prepare the property to a tenantable quality. He was out of pocket by about $5,000 to fix it all up😥.

It is so important to get it right the first time, by choosing the right tenant, who pays the rent on time and looks after your investment property.
