Baird & Hayes has secured approval for a 1 into 2 lot subdivision within the Emerging Community Zone — where future urban development needs to be carefully considered.

Rather than compromising long-term potential, this proposal was strategically designed to future-proof the site:

🛣️ Allowing for future road connections
🏡 Ensuring building placement does not sterilise future lots
📐 Maintaining flexibility for ultimate development outcomes

This interim subdivision is the result of early surveying insight, client-focused strategy, and a clear planning position presented to Council.

The result?

✔️ Streamlined approval process

A great outcome on a constrained site in Eastern Heights.

Baird & Hayes secured approval for a Material Change of Use (MCU) – Dual Occupancy, on a lot that didn’t quite meet the minimum size requirements.

Rather than a barrier, this became a planning exercise.

Our town planning and surveying teams worked closely with the client and project architects to shape a well-considered proposal from the outset — resulting in a clear and informed application to Council.

The result?

✔️ Efficient assessment process
✔️ Swift approval

Today was a special day with over 250 men and women raising awareness and funds for the . Comedy, good food and wine, silent auctions and banter among friends. The Ipswich community is strong and always show up to make a difference when it counts.

I was invited today by a client and was fortunate enough to have met in person a Queensland Icon - Allan Langer. Even scored a signed football in a silent auction!

Today I was on site for our 53-lot Stage 1 development in Fernvale, meeting with the developer, civil contractors and project engineer ahead of the upcoming Council inspection.

✔ Road base progressing well
✔ Retaining walls advancing
✔ Works tracking to program

Strong collaboration on site and a clear focus on delivery. Everything is moving in the right direction.

👋 Meet Raymond Ho – Senior Town Planner

As our Senior Town Planner, Ray oversees all town planning matters at Baird & Hayes, ensuring projects move efficiently through the approvals process.

With strong research skills, clear communication, and steady leadership, Ray plays a key role in guiding development applications and navigating local planning regulations.

Recently, he has expanded his capability into AutoCAD to better support our Urban Design team — strengthening collaboration across disciplines.

Outside the office, Ray enjoys time with family and friends, exploring new restaurants, hiking, and a competitive game of badminton.
