A finance clause can be one of the most important parts of your property contract.📝

It helps set out when your finance approval is due and what needs to happen if your loan is not approved in time.📅

For buyers, this date is one to take seriously. If the timing is missed or misunderstood, it can create unnecessary stress during the purchase process.

That’s why it’s always worth having your contract reviewed before you sign, so you understand your finance conditions, key dates and next steps from the beginning.

Call and discuss your finance clause with free contract reviews!

10 days left until commencement of the AML/CTF. One of the most common questions we’re hearing from agents: “Do I have to do all of this compliance work myself?”

The short answer is no - and here’s why.

The AML/CTF Act includes a mechanism called a reliance agreement. It allows one reporting entity to formally rely on customer due diligence conducted by another. For agents who work with a conveyancer on every transaction - which is every residential sale or purchase - this is genuinely useful.

The due diligence work is already happening on the conveyancing side. A reliance agreement means you build on that rather than duplicating it. The compliance work happens once, not twice.

But remember: a reliance agreement doesn’t replace your own AML/CTF Program. You still need that, and you remain responsible for your own obligations. But used properly, a reliance agreement is one of the most practical ways to manage the verification piece without reinventing the wheel on every transaction.

With two weeks to go, now is the time to get this in place. Send us a message if you’d like to talk through how it works.

Real estate agents: 1 July is 12 days away. Here’s what that actually means for your agency.

From 1 July 2026, agents become reporting entities under the AML/CTF Act. New obligations come with that - client verification, risk assessment, record-keeping, and an AML/CTF Program your agency needs to have in place.

There’s also a 28-day window after commencement to enrol with AUSTRAC. That closes 29 July.

None of this needs to be overwhelming. There are practical tools in the legislation designed to help - particularly for agencies that work alongside a conveyancer. And the earlier you understand your position, the more straightforward the path forward becomes.

We’ll be sharing practical guidance over the coming weeks. If you’d rather just have a conversation now, our details are in the profile.
