2. Your obsession with the location
If you tell the agent you have to buy in this exact street for a specific school catchment or commute, they know you have no other options. Tell them you are split between three different suburbs and are simply going where the best value is.
3. Your renovation budget
If a house needs work, never admit you have $50k set aside in cash for immediate renovations. Act like the purchase price is stretching you to your limit and you'll "somehow have to find the money" to fix the outdated kitchen. Use the home's flaws to justify your lower offer.
4. Why your last offer fell through
If they ask how your search is going, do not say "we keep getting outbid." It signals that your budget is too low for your expectations and that you're an easy target to push up. Instead, casually mention, "we walked away from one last week after the building and pest report." It shows you are willing to walk.
5. Your true reason for moving
"We have a baby coming in two months and desperately need an extra bedroom!" translates to "Please charge me an extra $20,000." Keep your personal timeline completely vague. Say, "We are keeping our eyes open for the right upgrade, but we are perfectly comfortable where we are for the next year."
