The Best Hour Of Our Working Week šŸ·

One of the things I love most about Property West is our team.

Property management can be pretty full on at times, so at the end of most weeks we like to knock off a little early on Friday, grab a glass of wine, and spend some time together away from phones, emails, and maintenance requests.

There's usually plenty of laughs, a bit of friendly banter, and a chance to catch up on what's happening outside of work.

It might seem like a small thing, but I genuinely believe that when people enjoy coming to work and feel supported by the people around them, it shows in the service they provide to clients.

After all, happy teams make for happy landlords, happy tenants, and a much more enjoyable workplace for everyone. šŸ·

When assessing rental applications, many agencies now rely heavily on online reference forms. The problem is that a tick-box questionnaire only tells part of the story.

At Property West, we still pick up the phone and speak directly with previous property managers whenever possible.

Why?
Because the most valuable information is often what isn't written down.
A property manager may tell us the rent was paid on time and inspections were completed, but it's often the hesitation before an answer, the tone of voice, or what they choose not to mention that provides the real insight.

- Were maintenance issues reported promptly?
- Was communication respectful?
- Did the tenant genuinely care for the property?
- Would they happily rent to them again?

These are the conversations that can't always be captured in an online form.

Finding the right tenant isn't about selecting the first applicant who looks good on paper. It's about taking the time to gather as much information as possible so landlords can make informed decisions and reduce the risk of costly problems down the track.

One phone call might take a few extra minutes, but it can save a landlord thousands of dollars and a lot of unnecessary stress.

We’re seeing something in the Perth rental market that we haven’t seen for quite some time…

Home opens are getting quieter.

Even well-presented, competitively priced rental properties are attracting fewer tenants through inspections — and it’s happening right across Perth.

Whilst there is still a shortage of rental accommodation, the real issue now appears to be affordability. Many tenants are becoming far more cautious with their budgets, taking longer to make decisions, and being increasingly selective about the properties they pursue.

The market is still active, but tenant behaviour has definitely shifted compared to the urgency we saw over the past few years.

For landlords, this is a reminder that presentation, realistic pricing, and strategic marketing remain critical in securing quality tenants quickly.

A pot with personality!

Not every tenant smiles at inspection time… but this one does šŸ˜„

We’re all for a bit of personality in a home, and sometimes it’s the little things that make a space feel more inviting. A quirky pot, a bit of greenery, or even just a well-placed feature can completely change how a property feels when you walk through the door.

It might seem minor, but presentation plays a big role in how quickly a property rents and the type of tenants it attracts. When a home feels warm, cared for and just that little bit different, it tends to stand out for all the right reasons.
