Many people decide they're ready to sell and expect their property to be online within a few days, but it's important to allow enough time to achieve the best result.
As a general guide, start by allowing time for an appraisal and choosing the right agent. At Elders Toodyay, we aim to inspect your property as soon as possible and provide an appraisal within 24 hours. Once you're ready to proceed, we'll prepare the paperwork and arrange professional photography. Great photography makes a huge difference and, depending on photographer availability and image editing, can take around 1–2 weeks.
Once your property is live, buyers need time to discover it online, make enquiries and arrange inspections. After accepting an offer, a standard settlement period is often around 6 weeks.
While every property is different, it's not uncommon for the journey from your first appraisal to settlement to take 8–12 weeks. If you're hoping to move by a certain date, it's worth starting the conversation early.
Of course there are exceptions to the rule and we are easily adaptable if your circumstances are different, however, to achieve maximum results we recommend you consider the time frame above.
