"Commercial is riskier than residential." Not quite.
Risk in commercial doesn't disappear. It just works differently to resi, and once you see how, the "riskier" label stops holding up.
Residential income resets every 6 to 12 months, with turnover, re-letting and gaps built in. Commercial leases often run for years, so the income is locked in over a far longer horizon.
A strong tenant covenant means that income is backed by a real, trading business rather than a casual tenancy that can give notice and walk.
And a long WALE (weighted average lease expiry) lets you see your income runway years ahead, instead of guessing lease to lease.
The honest version: commercial carries its own risks. A single-tenant asset sitting empty is 100% vacant, not partly, and re-letting can take longer than a house. That's exactly why the lease, the covenant and the location get stress-tested before anyone buys.
Different risk, not more risk. Every asset still needs its own due diligence.
