On a recent Cheltenham job, we found active termite workings running up a subfloor beam. One treatment step would have stopped the visible activity. Two steps was what it took to reach the colony behind the wall.

A floorboard crumbled under our boot during an inspection in Cheltenham last month. The home was built in the early 2000s. Rendered brick, concrete slab, looked completely solid from the street.

The owners had told us they weren't really worried. "It's not an old weatherboard place," they said. Fair assumption, and one we hear almost every week.

Underneath, Coptotermes acinaciformis had been quietly working through the internal timber flooring for months. This one species is responsible for around 70% of serious termite damage in Australia, and it travels up to 50 metres from its underground nest to find timber. Build year doesn't matter. Wall material doesn't matter. What matters is the framing, flooring, and cabinetry sitting inside every home, new or old.

By the time you feel a soft spot underfoot or notice paint bubbling on a skirting, the damage has usually been spreading for a while. The outside of a house tells us almost nothing about what's happening in the timber behind the walls.

A Cheltenham homeowner rang us about soft spots underfoot in the hallway. Thirty days after treatment, we crawled back under that floor, cracked open every mud lead we could find, and there was nothing alive inside.

The subfloor was quietly hosting Coptotermes acinaciformis, the most destructive termite species in Melbourne. They had been working their way up through the stumps and into the joists, hidden behind neat little mud tubes running along the concrete.

Our treatment ran in two stages. First, Fipforce Dust applied directly into the active leads so the workers carry it back through the colony. Then a full Termidor barrier trenched around the perimeter to stop anything coming back through the soil.

At the 30-day check, every mud lead was broken open and inspected. No live activity. Barrier intact. Dust transfer confirmed. Structural timbers reassessed and cleared. Colony eliminated.
