It's no wonder we're seeing investors rushing back to the market, particularly in Brisbane where the average yield for apartments is sitting at 5.2%.

While all-time-low interest rates are even bringing investors back to the Sydney and Melbourne markets, these cities are performing no where near as well as Brisbane with yield rates at 3.5% and 3.6% respectively.

The Adelaide and Perth unit market is performing in line with Brisbane with a return of 5.3 and 5.3 respectively.

The national cap city average sitting at 3.8%.

Oh hey! I'm Alana, founder and principal of Jacaranda Properties. I want to share my story...

I come from generations of graziers and grew up on the land where our livelihood not only depended on the price of commodities but also on the value of our acreage. When the price of wool and cattle fell through the floor, we always had our property which, sure as the sun would rise over the rolling hills every morning, rose in significant value over time.

Property, as an asset, became very important to me at a young age I inherited the same respect for it that my parents, grandparent and great grandparents had.

My mother was a smart investor and understood the importance of diversification and while she didn’t understand the share market she had very good grasp on business and property. When my Dad passed away, she was torn between selling the farm and pressing forward on her own. She, being the amazing human she is, decided to take the helm of the sheep and cattle business and purchased the adjoining property which meant we were able to scale the business significantly. She also invested in property in regional cities and on the coast and because of her willingness to make savvy calculated investment decisions she was able to retire very comfortably right on the beach at Lennox Head in the Norther Rivers.

I love real estate because I have seen first-hand the power of capital gains in a long term (a life time) property investment strategy.

Currently the average yield of an apartment in Brisbane is 5.2%, this well and truly covers repayments on current average investment interest rates on a 3 year fixed loan, sitting at around 2.62%. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Ontop of that, QLD Governments Economic Development Queensland Agency has forecast that by 2040 South East Queensland will be the same size as current Sydney in which means it will grow by 1.5m- 5m. This growth will be underpinned by many factors including huge infrastructure development that will deliver more jobs and economic growth.⠀⠀⠀⠀⠀⠀⠀⠀⠀
To support this growth, 794,000 new dwellings will need to be built in the next 20 years to accommodate for SEQ’s population boom. That’s about 40,000 dwellings per year over the next 20 years and at least half of those will be built in Brisbane.⠀⠀⠀⠀⠀⠀⠀⠀⠀

The big banks don’t see this growth slowing down and are projecting at least another 3% spike by December this year and a further 10% growth in 2022.
