Important facts about managing Properties.
Most Landlords and owners whom appoint a property manager to manage their properties, are advised by potential agent/property managers of the importance to keep rents up to date and potential of getting the rents 'up' to maximise your return. This is true, but myself having been also working as a 'tradie' in the 1970's and 1980's. There seems to be an oversight when Real Estate agents send their 'property managers' out to do routine inspections regarding Condition of building and having a programmed maintenance schedule in place.
Are the gutters being cleaned out regularly ? what condition of external timbers, facia boards etc. When and how often should the exterior be painted. Condition of roof ? I am sure these are overlooked when inspections are being done. A leaking roof can cause 'major damage' in a rain storm.
Rotted facia boards are expensive to replace. I know most property managers a pretty good at telling tenants to clean dust off of window sills and keep cupboards clean. Cleaning is one thing, lack of proper maintenance in another. A cracked power point can cause electric shock, in a kitchen or bathroom with wet hands.
What do my facebook friends and clients think ?
When our agency conducts a routine inspection, we first and foremost, check any potential maintenance issue by a complete visual inspection of exterior before we even go inside. Then we address the internal side of things and the Tenants attention to cleanliness.
Cleanliness can easily be addressed, and maintenance issues will be discussed with the owner with our recommendations.
So in closing, always keep your property in good condition, and address maintenance issues promptly.
