Your builder tells you the home is practically complete. You assume that means keys.
It doesn't.
Practical Completion triggers your final payment. Handover happens after that payment clears and the Occupation Certificate is issued. The gap between them is where most first-time builders get caught — removalists booked, lease ended, keys not in hand.
The walkthrough before that final payment is the moment you have the most leverage in the entire build. Document everything, in writing.

A variation is any change to what you signed — and there are two ways it happens.
You request it. Move a wall, add a window, upgrade a fixture beyond your allowance. It gets quoted, and you approve it in writing before anything proceeds.
Or the site triggers it. Rock, unsuitable soil, services in the wrong spot. These are confirmed on site and documented, then priced — never assumed in advance.
Either way, the principle is the same: no change proceeds on a handshake. You see the cost, then you decide.
