Day 12: 100km ride, 100km ferry, Martinborough to Picton - stay backpackers tonight.
Leaving Martinborough through vineyards and rolling farmland across gravel roads was quiet with beautiful countryside. This lead to the Remutaka Track - and original train line through the Remutaka mountain range - stunning. Then I road through the Hutt River trail to Wellington. From there a visit to parliament and onwards to the interisland ferry. See ya later Nth Island it’s been fun!

Australia's official cash rate will remain on hold at the record-low level of 0.1 per cent.

The Reserve Bank of Australia (RBA) today decided to keep the interest rate on hold despite criticism that historically low rates were "supercharging" the property market.

Despite interest rates holding at 0.1 per cent since November 2020, the true pocket cost of Aussie mortgages may change over time. Data from the RBA shows that banks changed their rates seven times during the last stable period. Those who aren't on a fixed mortgage rate should stay alert to any changes from their bank, as it could mean substantially higher monthly repayments.

An interesting article - re the current market conditions and lockdowns on the property sector.... its full steam ahead!

The reintroduction of snap lockdowns across Australia in response to a resurgence of COVID-19 is unlikely to put a significant dent in the property market, given its prior record in dealing with worse circumstances at the peak of the pandemic in 2020. Strict lockdowns do impact the number of houses....

The Reserve Bank of Australia (RBA) has revealed its decision on the August 2021 cash rate.

The official cash rate will once again remain at 0.1 of a percentage point. Fantastic news for the housing market.

Current trends in the housing market

CoreLogic's research director, Tim Lawless, describes the housing market as strong, but losing steam. “The 16.1% lift in national housing values over the past year is the fastest pace of annual growth since February 2004, however the monthly growth rate has been trending lower since March this year.

Mr Lawless attributes the lower rate of growth in housing values to several factors. “With dwelling values rising more in a month than incomes are rising in a year, housing is moving out of reach for many members of the community. Along with declining home affordability, much of the earlier COVID related fiscal support (particularly fiscal support related to housing) has expired.

“On the flip side, demand is being stocked by record low mortgage rates and the prospect that interest rates will remain low for an extended period of time. Dwelling sales are tracking approximately 40% above the five-year average while active listings remain about -26% below the five-year average. The mismatch between demand and advertised supply remains a key factor placing upwards pressure on housing prices,” Mr Lawless said.
