💯 clearance this week, on lighter auction volume, but the results tell the real story.

The standout: 13 Charles St, Ryde. 8 bidders registered, 6 active on the day. Feedback through the campaign had it pegged in the low $3 millions. Competition on the day pushed it to $3.620M.

That’s what’s happening out there right now. Auction day is becoming truth day, the point where buyers and sellers step into the honesty zone and actually make a decision. Talk is cheap through the campaign. Auction day delivers.

46% clearance for August, and that's a much truer read of where we're at compared to July, which was an outlier month. Volume improved in August, yet stock looks set to stay tight into September, which should help shield the market from any drastic price movements.

It feels like the market has found its footing. We think the sharp declines are behind us. They played out through February to May, and from here it's more likely we see a slow, grinding movement downward in prices, or a flatline. That's a far more predictable market to operate in, and it should give sellers confidence to come to market where there's genuine intent to transact. This is not a market for dipping your toe in to test the temperature.

The key thing we've seen is that going through to auction is delivering results for those who continue to believe in the process and run it all the way through. It gets sellers to the point of decision quicker, and it forces buyers to act. Auction day isn't just decision day anymore. It's truth day. Talk is cheap through the campaign, on both the buying and selling side. By auction day, it's cards on the table, and the truth comes out.

We had a scenario this month where a buyer offered $2 million pre-auction and was adamant she wasn't coming to auction: take it or leave it. Our client and the seller pushed through to the day anyway, and she ultimately bought the property for $2.365 million, a long way from her original "I'm not coming" price. Stick with the process, and it rewards you for it.
