A related post for those out seeking or thinking about NEW construction homes in Sunny Florida.

I had the privledge and grateful to have had 12+ years of NHC (new home consultant) experience working direct for builders, in my short lifetime (from South Florida to North Florida)

I Learned and grew a lot from that experience! Here are some impactful bullet points regarding new construction homes that I understand & now point buyers towards on the open market

🏠👏

🏡 Advantage: NEW is NEW!!! What more to say....😁

🏡 Protection: 25 year roof warranty, 10 year structural
exterior warranties, 1-2
year inside appliance based warranties, offered direct
to YOU from new construction builders.

🏡 Leverage: Generally speaking, you as the buyer can negotiate MORE in the new marketplace, specifically on seller incentives. 75% of new construction builders are building "SPEC" homes, which means they build them ahead of buyers commitments to purchase.

The builders build them anyway, which means (in a normalized market) they want to get them off their books!!

That's their business model and they need YOU 🏠 Take advantage of that!

🏡Timing: With the right timing (in just about any market) you could have an upside to walk into immediate equity in new construction, as the builders will increase base pricing (behind the scenes) on homes as they sell more & as the community matures.

Positional timing for you to act!

🏡 Incentives: Using builder preferred in house lenders can result (potentially) in large seller incentives towards your closing costs , or possibly an interest rate buydown, for you. Your closing costs can range from 3-6% of purchase price.

Some builders will offer up to $20K towards your closing costs with a 2/1 rate buydown, offering loan rates in the low to mid 5% range (not bad)

🏡 Value: You are buying BRAND new, but on the resale side you can still market as NEW for roughly 2-3 years post purchase.

🏡 EASE: To be builts. If you are struggling to get approved for a loan or to gather the proper savings for a purchase & need time, or just don't want to rush, then go under agreement with a "To be built" home. This is still a SPEC home; but is simply not completed. In process.

Gives you, as the buyer 3-4-6 months to get qualifed for a loan, gather proper savings, take a breath and take your time. Most of these homes can be purchase with signed agreements and $2500 upfront.
