Now is the time to sort out your options and strategies, plan and then ACTION the plan ✍️
One strategy covered at boot camp was STR.
I would like to share 3 of my experiences.
ROOM BY ROOM LEASING 🏠
While I was going through my financial settlement I leased room by room in my home. The room by room leasing covered the full mortgage and covered the running expenses of the house & I still had $'s left over. I had 85% occupancy. This was 2019 so COVID has changed this strategy. It is still a possibility for cashflow to get you on your feet or help towards your goals.
2. CURRENT PROPERTY - FULL TIME STR LIFESTYLE PROPERTY πŸš£β€β™‚οΈπŸ€½β€β™‚οΈ
2020 - 2021 Rented out for $800/week potential income $41600 Expenses $15600 (inc $5000 maintenance/repair costs) = $26000 net before mortgage
2021 Nov 1 Listed on STR platforms
GOAL $170000 GROSS INCOME
listed July 1 but not available till Nov 1 - gained momentum.
To date $110000 gross income with $56000 future bookings this year and plenty more days available to be booked. (already almost hitting my gross income goal and this is only based on 4.5 months inc high season Xmas and future bookings)
Assuming I hit $210000 income (Another $40000k only this is conservative)
Costs based on $210000
Cleaning/garden/pool costs $45000
Other expenses ie. rates/insurances/electricity/water/internet/consumerable (inc $5000 maintenance/repair costs) $25000
I manage it myself (Let's add in paying myself the highest management fee of 20% $42000)
Total expenses $112000
Net income = $98 000 πŸ§³πŸ‘“(Travel money - yay - replaced income yay)
3. COUNTRY TOWN RURAL POP 3300 4 bed 2.5 bath
2022 Could rent $400 - Gross $20800 less expenses (inc $4000 repairs/end of lease repairs) net $9800 not inc mortgage
Town is renown for poor quality tenants and house was previously left in a terrible state.
2021 Dec 1 Put on STR platforms GOAL $52000
1st year no momentum before being listed on Dec 1
To date $18574 gross income with $8938 already booked and plenty more days available to be booked. (4 months inc Xmas)
Assuming property hits $52000 income
Expenses on this property/annum $32000 inc management & $4000 repairs (Mortgage not included)
Some explanation on high expenses.
a. Cleaning fees double city fees
b. Very large lawn which grows fast hence high expense
c. Maintenance fees high due to being rural
d. High gas and electricity due to being one of the coldest towns in Australia.
Estimated net income = $20000 * could be more or less!
Benefits of STR -
This strategy is not capped at a specific income/annum like rental and marketed well could be return higher than estimated.
The property stays maintained - gardens, house etc
You can book the property for yourself
You can change strategy/sell/rent with less hoops to jump
Negatives
The STR strategy could return lower than estimated but rental can too. Example 2 above 2020 rental should have been $38855 after management fees - I received only ~$25600 of the $38855 then take off ~$13000 in unpaid rent $11000 in repairs and $11000 in legal fees to get the tenant out. A big loss plus 4 weeks in repairs!
You cannot force the tenant to make good after each inspection.
You don't have the option of weekly access to your property
You have the limitations of a lease period.
BEWARE THOUGH
STR's need setting up right
There is an initial set up fee - varies depending on size of house. You must add this into your feaso on STR
Not every property will be a successful STR (beware of the 4bed 2 bath residential suburban house! You must do area research on this one.... as Dymphna Boholt says beware of these houses.... same here)
Taking short cuts on furniture/mattresses etc can cost you in less bookings and higher cleaning fees
Overall I love this strategy. I really hope this helps you assess any existing property you might have. Have the best day.πŸ₯°πŸ€©

I spent the day at my home that is returning to being a Short Term Rental.

After 7 years of running Short Term Rentals I have learnt a lot.

Lesson 1

Register of Furniture,
Bedding,
Kitchen items,
Cleaning products,
Everything in the house.

Use a spreadsheet
Item, where it came from, make/model, colour, cost.

This saves time if you need to replace the item, get parts or use the register for insurance.

Today I spent at my home that I am turning back into a short term rental. Having had short term rentals for 7 years I have learnt a lot.

Lesson 1 Register where everything comes for in a spreadsheet so it is easy to replace items.

List the make, model, serial number, cost.

This saves time later and helps with Insurance.
