The Reserve Bank have announced that they have kept interest rates unchanged at the historic low of 1.5%.

So good news for buyers, or those thinking of buying property.
Whilst conditions on the housing market vary considerably around the country, the low level of interest rates is continuing to support the Australian economy, according to the RBA.

Important information for property sellers!

Did you know....

New tax rules for properties over $750,000!

On July 1 this year, there was an amendment to the Foreign Resident Capital Gains Withholding Rules.
So how might this affect you?

Essentially, now all vendors whose properties are valued over $750,000 need to obtain a clearance certificate from the Australian Tax Office proving that it is not foreign owned.

In the event that the vendor fails to provide a clearance certificate before completion, 12.5 percent of the purchase price will be withheld and paid to the ATO.

The vendor can claim the amount in their next tax return, but it is a sizeable chunk of a purchase price, and could even have implications for settlement where a mortgage is concerned.
So, if you have a property that fits this criteria, and are thinking of selling, it would pay to seek advice from your solicitor and/ or the ATO as a matter of priority.
Remember, it applies to all sellers, not just those classified as a "foreign" person.

So in summary
The new laws require a purchaser to withhold 12.5 % of the purchase price of real property valued at $750,000 or more and to pay that to the ATO on settlement unless the seller obtains a clearance certificate. Whilst the new laws are aimed at foreign residents, these laws impact all sellers selling properties above this value.

What exactly does the term "median" price mean?

The term is one of the most often used when talking about the property market but is not always fully understood.
If for example we are using a suburb for reference over a 12 month period, the median price is the middle price in the list of property sale prices from lowest to highest.
This is different from an "average" where all the prices are added together giving a total value of house sales and then divided by the total number of sales.

The benefit of using a median figure is that it is less affected by some unusually low, or high, sales prices. It is a less accurate representation when there are only small property sale numbers however.
As a fairly extreme example, let's assume in a small rural area there are 5 sales
$200,000
$250,000
$290,000
$400,000
$515,000

The median price in this instance would be $290,000, being the middle of the range.
The average of all 5 sales, however, would be $331,000, being the total divided by 5.

As with all things, median prices are a useful guide as to what is happening in the marketplace, but there is no substitute to sitting down with an industry professional to determine an accurate value for your property.

My business Facebook account was hacked yesterday, basically shut me down and locked me out of Facebook altogether, and tried to lead me to a link asking me to provide credit card details, (which I didn't do!)

Some more research today confirms this sort of scam is pretty common at the moment, so please be careful and report anything that appears suspicious.
Thanks to Pam who is considerably more Facebook savvy than me, I appear to be now back on track.

Be careful out there in Facebook land!😳
