What it takes to get the shot… 😂📸

If you’ve ever wondered what Danie, one of our talented photographers from Flashphotos gets up to behind the scenes at a property shoot… here’s your answer.

Up against the pool fence.
Tucked into the fridge nook.
Wedged into corners that definitely weren’t designed for photographers. 😂

There is apparently no position too awkward when Danie can see the shot he wants.

We get to share the beautiful finished photos - but sometimes the behind-the-scenes view is just as good.

Thanks Danie for always going the extra mile… or squeezing into the extra-small space. 😂📸

Your pest report says “moderate to high risk”… should you panic?

Something I was reminded of this week is just how important it is to understand the wording in a Building & Pest report.

Here in Mackay, our warm, humid conditions can create an environment where termite activity is a genuine consideration.

So if your pest report comes back saying the property has a “moderate to high risk of termite attack”, your first reaction might be:

😳 Does that mean the house has termites?

Not necessarily.

There is an important difference between a property being assessed as having a risk of future termite attack and an inspector actually finding active termites, evidence of previous activity or termite damage.

The risk rating can take into account things like moisture, construction, landscaping, termite protection and other conditions around the property.

💡 Jax's Takeaway: Don't read one scary-sounding sentence in a report and immediately assume the worst.

Read the whole report. Understand what was actually found, what is simply identified as a risk, and ask the inspector questions if you're unsure.

Sometimes understanding the wording can completely change how you feel about the report.

There’s something about moving countries that’s difficult to explain unless you’ve done it.

You can be excited about your new life…

and still miss the old one.

You can love where you live now…

and still miss the people, the food, the humour, the familiar places and the little things you never thought you'd miss.

As a South African who made the move to Australia, I understand that feeling.

Starting again isn't just about finding a job or a house.

It's about finding your people.
Finding your routines.
Finding the places that become familiar.
And slowly, almost without noticing, creating a life that feels like yours again.

For me, Mackay has become home.

And I know there are so many South Africans here who have their own version of that journey.

So I'm curious...

One of the biggest misconceptions I come across is that once a property is "SOLD", everything is finished.

In reality, that's when the next stage of the property journey begins.

Once the contract is signed, there can still be plenty happening behind the scenes:

- Contract conditions need to be satisfied
- The deposit needs to be dealt with
- Searches and checks are completed
- Finance needs to be finalised
- Settlement figures and adjustments are prepared
- And eventually… settlement day arrives!

For the seller, there are still obligations to meet.

For the buyer, there are still steps to complete before they get the keys.

💡 Jax's Takeaway:
"Sold" doesn't mean "settled." The contract still needs to make it all the way to the finish line.

That's why having the right people guiding the transaction can make such a difference.

Property doesn't have to be confusing. I'm here to make the process easier to understand, one topic at a time.

The Mackay market feels a little slower at the moment, and from the buyer's side, I'm seeing something I actually think is quite positive.

Buyers are taking their time.

I've had couples come through a property two or even three times before they're ready to put pen to paper.

They're walking through again.

They're talking about it together.

They're asking questions.

They're thinking about whether the home really works for them - not just whether they liked it when they first walked through the door.

And I think that's a good thing.

Buying a home is a big decision. You shouldn't feel like you have to make an offer simply because you've inspected a property once.

Take the second look.

Ask the questions.

Talk it through.

Work out what matters to you and what you're prepared to compromise on.

A little more time can be a good thing when you're making one of life's biggest decisions.

So if you're looking at the moment, don't feel pressured to rush.

Use the time to make sure the decision is right for you.

Sunday Open Home

I’m doing what I love today — standing in an open home, meeting people and having conversations about their next move.

And it got me thinking…

Buying or selling a home is rarely just about the number of bedrooms, the kitchen or the backyard.

It’s about whether the property fits the life you’re living now — or the life you’re hoping to create next.

Sometimes the hardest part isn’t finding a property. It’s deciding whether the time is right to make a move.
