Many buyers are still actively searching, but instead of rushing, they're asking more questions, doing more research and taking the time to understand exactly what they're stepping into.

That's not hesitation.
That's confidence built on preparation.

For sellers, this means transparency and presentation have never been more important.
Buyers want information.
They want clarity.
They want to feel comfortable in their decision.

The strongest transactions this week weren't driven by pressure.

One of the most common surprises sellers face before settlement?

Smoke alarm compliance.

Many homeowners assume their alarms are compliant because they work.

But Queensland requirements are much more specific.

The good news?

It's usually an easy issue to solve when it's identified early.

One of the biggest advantages of preparing early is avoiding last-minute surprises that can create unnecessary stress.

Selling a home isn't just about finding a buyer.
It's about making sure everything is ready when that buyer arrives.

🏡 One home welcomed 16 buyer groups through in just two days.

🏡 Another welcomed 4 buyer groups after 55 days on the market.

And here's what I've been reflecting on this week.

Not every property is looking for the same buyer.

Some homes appeal to a broad section of the market from day one.

Others offer something unique — character, architecture, lifestyle or features that resonate with a more specific buyer.

Neither approach is right or wrong.
It's simply a reminder that every property has its own story and its own audience.

One of the things I enjoy most about real estate is meeting buyers and hearing what they're looking for.

Because what one person overlooks, another person falls in love with.

The Mackay market is still active.

Buyers are still attending open homes.

They're still asking questions.

They're still looking.

They're just taking the time to find the right fit.
And sometimes, the right buyer is worth waiting for.

Today was one of those days that started with a simple goal: prepare a home for photos.

A few hours later, we had mowed lawns, refreshed gardens, pulled weeds, trimmed edges, laid bark, spread pebbles and even brought out the gurney.

The kind of work most people never see.

And it got us thinking.

One of the biggest misconceptions about real estate is that it's about houses.

The longer we do this, the more we realise it's actually about people.

The preparation matters.

The strategy matters.

The marketing matters.

But behind every property is a person navigating a chapter of change.

Sometimes our role is to provide advice.

Sometimes it's coordinating all the moving parts.

Sometimes it's simply stepping in and helping lighten the load.

Because while homes are what we work with, people are who we work for.

And that's a responsibility we never take lightly.

Some days the most important thing we do isn't selling a property.

One thing I’ve noticed over the years is that people rarely remember every detail of a property transaction.

But they do remember how the experience made them feel.

Whether they felt supported. Whether they felt listened to. Whether someone helped make a stressful season feel more manageable.

Because moving homes is rarely just about paperwork and timelines.

There’s often a lot happening quietly in the background at the same time.

Life changes.
Family decisions.
Financial pressure.
Excitement.
Uncertainty.
Sometimes even grief around leaving a chapter behind.

And I think that’s why good support matters so much.

Not pressure.
Not constant sales talk.

Just honest guidance, calm communication and someone willing to walk alongside people through the process properly.

The reality is, property is personal.

And when people feel supported, the entire experience changes.

Yesterday was a day that meant a great deal to me. 🧡

As Board Chair for Chances House, supporting locals experiencing homelessness, and also President of the Zonta Club of Mackay, advocating for women’s empowerment, safety, and lasting change addressing domestic and family violence, I am constantly reminded of the importance of community, connection and action.

The 'Respect In Every Step' march brought together so many people from across Mackay — my Property Hub Team (Jax & Lilly), Zontians, Rotary members, local organisations, families, friends and supporters — all standing together with a shared message.

That message was simple, but powerful.

Everyone deserves to feel safe. Everyone deserves respect. And everyone deserves to feel supported in their own home and in their community.

Working across both housing and advocacy spaces, I see every day how deeply “home” matters. It is not just a physical place — it is where safety, dignity and belonging should exist for everyone.

Thank you to everyone who showed up, walked alongside us, and helped raise awareness.

These conversations matter, and so does the willingness of a community to stand together.

Proud to be part of a community that continues to show up when it matters most. 🧡
