Mould: It’s Not Just a Cleaning Issue, It’s a Building Issue

You might have seen the news recently about the largest police station in Queensland being shut down due to Black Mould. It’s a serious reminder that if you don't stay on top of it, mould can literally force you out of a property.

In my work here in Melbourne, I see these issues all the time. Many people don't realize that mould isn't just about a wet spot on the wall—it’s often a result of "Sick Building Syndrome."

The Hidden Danger: Old Ventilation & Ductwork
In many buildings, the air circulation systems were never designed for modern living. Over time, dust and moisture build up in old ductwork and vents, turning them into hidden breeding grounds.

If your ventilation system is neglected, it’s not just moving air—it’s circulating spores. It is vital to:

Check the Filters: Clogged or damp filters are a magnet for growth.

Clear the Ducts: Ensure ducts are clear of debris and professionally cleaned so the building can "breathe" again.

My Professional Approach
I don't just "wipe it away." My process gets to the root of the problem:

Kill and Clean: I treat the visible mould first to kill the spores and clean the surfaces so they don't stay airborne.

Hunt the Moisture: I look for the cause—whether it’s a hidden leak, steam from a shower, or a boiling kettle. Spores are always floating in the air, just looking for a damp place to settle.

The 20-Minute Rule: I always recommend a "morning flush." Opening your windows for just 20 minutes every morning creates the circulation needed to push out damp air and prevent that "sick building" feel.

Don't wait until a small spot becomes a major health hazard or a structural nightmare. If you’ve got a damp problem, let’s find the source and fix it properly.

Over time, decking nails can pop up due to the natural expansion and contraction of wood caused by weathering, or from the constant flexing caused by foot traffic.
Our service addresses this issue by carefully punching protruding nails back below the surface and adding screws where necessary to provide extra holding power.
It is crucial to address protruding nails promptly to ensure the safety of everyone using the deck.

A Homeowner's Guide to Preventing Common Maintenance Headaches

We all want to keep our homes in good condition, but sometimes even the simplest tasks can lead to unexpected problems. This guide will help you understand some common pitfalls and how to avoid them:

1. The "More is Better" Fallacy:
* The Issue: Many people believe that applying more force always leads to better results. This is often not the case. Overtightening screws, bolts, or jar lids can easily strip threads or break the object.
* The Solution:
* Use the right tools: Use wrenches, screwdrivers, and other tools that are the correct size for the job.
* Tighten to "snug," not "tight": Apply just enough force to secure the fastener without overdoing it.
* Listen to the object: Pay attention to the sounds it makes. If you hear a grinding or cracking noise, you're likely applying too much force.

2. Misjudging the Strength of Everyday Objects:
* The Issue: We often underestimate the limitations of everyday objects. Plastic components, for example, may seem sturdy but are designed for specific loads.
* The Solution:
* Read instructions: Always read the instructions that come with your appliances and furniture.
* Avoid overloading: Don't overload shelves, drawers, or seating.
* Be mindful of weight limits: Pay attention to weight limits on furniture and appliances.

3. The "Force is Key" Approach:
* The Issue: Many people try to overcome obstacles with brute force. This can lead to frustration and damage.
* Example: Forcing a key into a lock can break it.
* Example: Applying excessive force to a jammed drawer can damage the drawer guides or even result in the front being pulled off the drawer.
* The Solution:
* Look for alternative solutions: Try lubricating the lock with graphite, using a different key, or adjusting the drawer glides before resorting to force. Try adjusting the loading of the contents of the drawer by removing some items to reduce friction.
* Think before you act: Take a moment to assess the situation and consider alternative approaches.

4. Neglecting Preventative Maintenance:
* The Issue: Many homeowners only address issues when they become major problems. This can lead to costly repairs and unnecessary inconvenience.
* The Solution:
* Regularly inspect your home: Conduct periodic inspections of your home, checking for signs of wear and tear, leaks, and potential problems.
* Perform simple maintenance tasks: Regularly clean gutters, change air filters, and lubricate moving parts.
* Address minor issues promptly: Fix small problems like leaky faucets or loose hinges before they escalate.
By understanding these common pitfalls and implementing these simple tips, you can significantly reduce the frequency and severity of home maintenance issues, saving yourself time, money, and frustration.
