Good news!

As of March 2026, WA has expanded stamp duty relief, increasing the first home buyer exemption threshold to $500,000 for established homes and $350,000 for vacant land. Off-the-plan concessions are now extended to June 2028, with exemptions for homes up to $800,000, including new survey-strata (duplex/triplex) developments.

Key 2026 Stamp Duty Changes (Effective March 12, 2026)

Off-the-Plan Concessions: The threshold for full exemption on off-the-plan purchases increased to $800,000, with a tapered concession up to $900,000.

Eligible Dwellings: Concessions now apply to apartments, townhouses, villas, and, for the first time, survey-strata (duplexes/triplexes).

Duration: These enhanced concessions are extended until 30 June 2028.

Savings: Buyers can save over $32,000 on pre-construction purchases and $24,000 while under construction

First Home Owner Rate of Duty (2025/2026 Updates)
Established Homes: No duty on homes valued up to $500,000; reduced rates for homes $500,000–$700,000 (Metro/Peel) or up to $750,000 (Regional).
Vacant Land: No duty on land up to $350,000; reduced rates up to $450,000.

The Reserve Bank of Australia (RBA) raised the official cash rate by 25 basis points to 3.85% on February 3, 2026, marking the first increase since November 2023. Driven by persistent inflation in late 2025, this decision affects variable mortgage rates, with major banks (CBA, ANZ, NAB, Westpac) passing on the increase around February 13-17.

Impact on Borrowers:
The 0.25 percentage point rise directly increases repayments for variable-rate home loans, with economists expecting further potential increases in 2026.

Cause:
The move follows a resurgence in inflation in the second half of 2025, which rose above the RBA's 2–3% target range.

Future Outlook:
While this is a 25 basis point increase, some economists forecast another hike possible in May 2026, potentially taking the rate to 4.10%.

The next RBA cash rate decision is scheduled for March 17, 2026.
