Sydney’s property market stayed relatively steady over December and January, with activity slowing seasonally but prices holding near recent highs. Limited stock continued to support values, particularly across the Northern Beaches and Lower North Shore, where well-located, high-quality homes still attracted competition despite softer overall conditions.

This week, the RBA raised the cash rate by 25bps to 3.85%, the first increase since late 2023, reflecting ongoing inflation pressures (headline 3.8%). While higher repayments affect borrowers, we don’t expect a material impact on overall market conditions. Cotality’s Home Value Index shows national dwelling values rose 0.8% in January.
