property information. Prior to working in real estate in property sales , I ran a restaurant “The Broadway Cockatoo Cafe’ for 13 years in Dunolly. It was also rewarding and exciting, just different. Both businesses require excellent customer service skills, something I truly enjoy; I love people, I love their stories, and I love helping clients move forward on their property journeys. There is no day the same, thats what makes it a fantastic industry and role. Ultimately, I chose to focus on real estate because I enjoy meeting people from all walks of life and enjoy the challenge of getting the best possible result for my clients. My career highlights include speaking at AREC, Australia’s largest real estate conference, where I shared my real estate journey with 4,500 property professionals. I’ve also won Rate My Agent’s Sales Agent Of The Year for Maryborough, Victoria, several years in a row, and have been a national finalist in Real Estate Business’s Women Of The Year awards. 🔎Why your agent might ask where your money is coming from

Under the new AML/CTF rules starting 1 July 2026, agents are required to understand the source of funds in a property transaction, particularly for deposits and larger payments. If your funds are coming from savings, a property sale, a salary or a family gift, this is usually a simple and quick conversation. The key is being prepared. Bank statements, a gift letter, or sale documents from a previous property can all help things move smoothly. Do not leave this to the last minute.

🪪What ID will I need to provide from 1 July 2026?
One of the most noticeable changes coming to property transactions is identity verification, also known as customer due diligence. From 1 July 2026, agents must verify the identity of both buyers and sellers before certain steps in a transaction. In most cases this means a current photo ID such as a driver's licence or passport, and sometimes proof of address. It is similar to opening a bank account. The simple tip: have your ID current and ready before you start the process.

💵Why is real estate being regulated like a bank now?

Property has long been one of the easiest ways to move illegal money, because transactions are large and identity checks have historically been minimal. From 1 July 2026, that changes. Real estate agents, along with conveyancers, lawyers and accountants, now have legal obligations to verify who they are dealing with.
