It is becoming increasingly rare to find a property with enough space for everyone. Not just physically. Emotionally.

A place where grandparents, children and grandchildren can gather. Where Christmas lunch stretches into dinner. Where weekends become traditions and memories are created year after year.

Balham Hill offers exactly that.

A magnificent Victorian homestead, a separate miner's cottage, extensive entertaining spaces, a swimming pool overlooking the valley and more than enough room for future generations to create their own connection with the land.

Children can roam. Adults can slow down. Guests can stay. And everyone has room to breathe.

Long after the purchase is forgotten, the memories remain. The gatherings, celebrations and traditions that transform a property into a family legacy.

When did being busy become something we were proud of?

We tell ourselves we'll slow down next month. Book the massage. Take the day off. Prioritise our health. Get more sleep. Then life gets in the way. Again.

And before we know it, we cannot remember the last time we sat still long enough to hear ourselves think. The last time our shoulders weren't carrying tension. The last time we took a deep breath and actually felt it.

Perhaps this is one of the reasons so many people dream of a tree change. Not because they want to escape life, but because they want to reconnect with it. To swap traffic for trees. Noise for birdsong. Pressure for perspective.

A beautiful example of this philosophy can be found at Brandy Creek Dayspa at , where the recently launched Relax & Renew Club encourages members to commit to their wellbeing through a simple monthly ritual of self-care. With memberships including regular massages, facials, hammam experiences and wellness benefits, it is built around a powerful idea: that looking after yourself should not be something you squeeze in when you have time — it should be something you make time for.

Because the truth is, most of us know what we need to do. The challenge is creating a life where it becomes easier to actually do it.

Perhaps that is the greatest appeal of places like West Gippsland. A region where wellness is not reserved for a once-a-year holiday, but can become part of everyday life.

And for those considering a move to the country, properties like The Birches place experiences like Brandy Creek Dayspa within easy reach. Imagine making a commitment to your wellbeing and actually keeping it.

A monthly treatment. A long lunch amongst the vines. A slower rhythm. A deeper breath.

After all, the most important investment we make is not always in property. Sometimes it is in ourselves.

One of the biggest myths about leaving Melbourne?
That you have to give up good coffee.

Anyone who has spent time exploring Victoria's High Country knows that could not be further from the truth.

Take , for example. Nestled amongst the foothills of the Australian Alps, this family-owned roastery has built a loyal following through its commitment to exceptional small-batch coffee, carefully sourced beans and a genuine passion for the craft.

Places like Sixpence are part of a broader shift happening across regional Australia. Talented people are choosing lifestyle over long commutes, community over congestion, and in the process are creating some of the country's most exciting food, wine and coffee destinations. The result? You no longer need a Melbourne postcode to enjoy a truly exceptional morning coffee.

For those considering a move to North East Victoria, this is part of the appeal.

World-class coffee. Award-winning wineries. Renowned restaurants. Thriving artisan communities. All surrounded by spectacular natural beauty.

It is one of the many reasons properties such as Planetrees Estate continue to capture the imagination of buyers seeking a richer, more connected way of life.

Because sometimes the best lifestyle moves are not about what you leave behind. They are about discovering just how much more awaits when you arrive.

There is something incredibly hopeful about regenerative farming.

Rather than simply asking what the land can produce today, regenerative farming asks a different question: How can we leave the land healthier than we found it?

It is a philosophy centred on restoration, biodiversity, soil health and working with natural systems rather than against them. At its heart sits a belief that productive farming and environmental stewardship can, and should, exist side by side.

A wonderful example of this in practice is Burradoo Park Farm in New South Wales' Southern Highlands. Founded by Annie Cannon-Brookes, the 600-acre working farm brings together regenerative agriculture, education, community and agritourism in a way that reconnects people with where their food comes from. Grazing animals, orchards, market gardens and learning spaces operate as one interconnected ecosystem, demonstrating a different way of thinking about food production and land management.

What is particularly inspiring is that visitors are invited to experience these principles firsthand through guided walks, workshops and immersive farm experiences, creating a deeper understanding of how healthy soils, biodiversity and circular systems can support both the landscape and future generations.

At Circa, we have long been passionate about the relationship between people, property and place. Whether it is the careful restoration of a heritage home, the protection of significant landscapes, or the stewardship of productive farmland, we believe thoughtful custodianship matters.

Because ultimately, sustainability is not simply about preserving what exists today. It is about ensuring the places we love continue to thrive for generations to come.

Everyone wants to know what their property is worth.
The truth? There is rarely a single answer.

Because value is not fixed. It shifts depending on who is looking, what they see, and the opportunities they believe a property presents.

For some, it is a family home. For others, a tourism venture, a restoration project, a productive farm or the foundation for an entirely new chapter.

The role of a great agent is not simply to find a buyer. It is to find the buyer who sees the greatest value in what is being offered.

And sometimes, those can be two very different things.

What if you gave yourself a long weekend on Flinders Island?

Not to inspect a property. Not to make a decision. Simply to experience the island for yourself.

To spend your days walking beneath the dramatic granite peaks of Strzelecki, wandering deserted beaches where the only footprints might be your own, and discovering hidden coves framed by turquoise waters and ancient lichen-covered boulders. To share stories over long dinners, wake to spectacular island sunrises, and immerse yourself in landscapes that feel wonderfully untouched.

This is exactly the kind of experience offered by . Their guided Flinders Island journeys take guests deep into the island's extraordinary wilderness, exploring places such as Killiecrankie, the Palana dunes, Strzelecki National Park and some of the island's most secluded coastal landscapes. Along the way, guests enjoy locally prepared meals, comfortable eco-accommodation and the kind of insider knowledge that reveals the island's rich history, wildlife and unique way of life.

And if history is any guide, there is a good chance you will leave with more than photographs. Because Flinders Island has a habit of getting under people's skin. What begins as a holiday often becomes questions:

Could life be slower? More connected? More creative? More intentional? And... Could I live here?

For one fortunate buyer, Cooma House offers the opportunity to answer that question. A property perfectly suited to welcoming others to experience the very magic that made you fall in love with the island in the first place.

So, why not first book that tour and experience the island for yourself - and then a call with our Lifestyle Specialist Sue Gratton can make the sea change a reality.

There comes a point where the dream starts to shift... Success is no longer measured by busyness, but by meaning. By creating something people remember. A place they return to. A place that makes them feel something.

Nestled amongst ten acres of gardens and native bushland on the extraordinary Flinders Island, Cooma House offers exactly that opportunity.

This remarkable property feels purpose-built for those with a vision. A boutique accommodation offering. A wellness retreat. A cooking school. An artist residency. A destination for yoga groups, birdwatchers, creatives, food lovers or those simply seeking respite from the pace of modern life.

With seven ensuite guest bedrooms, a fully equipped commercial kitchen, expansive gathering spaces and a Mediterranean-inspired terrace overlooking the landscape, the infrastructure is already here. The foundations have been laid. What comes next is yours to imagine.

Perhaps guests gather around long communal tables beneath the evening sky, sharing produce harvested from the property's own walled vegetable garden. Perhaps artists retreat here to create amongst the island's rugged beauty. Perhaps wellness groups arrive seeking stillness, walking the labyrinth, exploring quiet corners of the gardens, and reconnecting with a slower rhythm of life.

Or perhaps it becomes something entirely your own.

Beyond the gates, Flinders Island provides the perfect backdrop. An island rich with makers, growers, galleries, restaurants, wineries, distilleries and extraordinary natural beauty. A place where mountains meet pristine beaches, where the landscape feels untouched, and where visitors arrive looking for something increasingly rare: authenticity.

Some properties offer a lifestyle. Others offer the opportunity to create one. Cooma House may just be the beginning of something extraordinary.

If this feels like the next chapter in your story, we invite you to explore the opportunity. To arrange a private inspection at your convenience, please contact Sue Gratton on 0407 599 559 or email [email protected].

A glass of pinot in hand. The late afternoon sun casting long shadows across the vines. Bass Strait shimmering in the distance. The kind of lunch that begins with "just one course" and somehow carries you through the entire afternoon.

This is .

Perched on Tasmania's north-west coast, Ghost Rock has become one of those places locals quietly recommend and visitors never forget. Not because it is trying to be anything other than what it is - a winery deeply connected to its landscape, producing exceptional cool-climate wines and celebrating the remarkable produce of the region.

The experience here feels distinctly Tasmanian. Honest. Unhurried. Grounded in the seasons.

It is also a reminder of what makes this part of the state so special.

Within easy reach of celebrated destinations like Ghost Rock sits Erriba Rise - a property offering something increasingly sought after: the opportunity to immerse yourself in a region defined by its natural beauty, thriving food and wine culture, and slower rhythm of life.

One day might begin with a walk through the wilderness of Cradle Mountain. Another with a long lunch overlooking the vines. A third with absolutely no plans at all.

And perhaps that is the real luxury. Not simply a beautiful home, but a life surrounded by experiences worth lingering over.

If you would like to explore calling this region home - our Lifestyle Specialist Sue Gratton looks forward to speaking with you.
