You can get into house and land for less than 40 grand.

Not everyone, and not everywhere. But a lot more people than think they can.

Under a two part house and land contract you can put down a five per cent land deposit, and your stamp duty is only calculated on the land component, not the finished home. First home buyer, better again.

Every situation is different. But put that on paper next to a traditional purchase and it wins every day of the week.

Carlby Road, Frazer Rise | A Verv Project with a very Verv facade.

Can you actually build a house in 20 days? There are builders putting houses up in 20 days right now.

Walls made in a factory with the cladding on, the plaster on, the windows already in. Craned onto the slab and connected up. It's genuinely impressive to watch.

The part nobody has answered yet is what it looks like in fifteen years.

If it costs more, does it stack up? What's the maintenance? How does it all connect together? And when something does go wrong, who wears it?

Warranty on this stuff is brand new territory for construction. The manufacturer built the wall. It still falls back on the builder.

Is it the future? Probably. Everyone's testing the waters. But fast and finished aren't the same word.

An exciting Milestone for our Havenwood project. Site cut and preparation commenced and well underway.

This development is a true unicorn project. Within 1km of a shopping centre, community hospital, childcare and a to be completed aquatic centre.

Featuring 50 homes, this is a milestone for Mernda and a milestone for Verv.

What good design actually looks like
Simple lasts.

That's really the whole thing. The houses still worth looking at in thirty years aren't the ones that tried hardest.

Renato's take on what actually holds up:

Mid-century over the Hamptons look everyone's copying. Natural timber and concrete over plaster and white paint. And one house on the street that's obviously the most expensive without ever shouting about it.

New Zealand does this better than we do. Big gables, big eaves, windows everywhere, materials you can actually feel. You walk in and it's calm.

Most of what gets built here is clinical. It serves a purpose. But it's not the same thing.
