Both categories represent such a big part of the work I do every day.

Whether I’m working with someone one-on-one, delivering training to a room of property managers and agency leaders, or getting under the hood of a rent roll to identify where things could be done better, my approach has always been the same- give people practical tools they can actually use, build their confidence and help make property management a little better.

There’s a lot of work that happens quietly behind the scenes in training and mentoring, so having that work recognised by the industry is a pretty special moment and knowing that something I genuinely love doing is making an impact- is a great feeling.

Very grateful to have been invited back as a judge for the REIV Awards for Excellence 2026.

It was great to see the calibre of submissions and the work being done by property management teams across Victoria. There are some incredibly dedicated people in our industry doing great things behind the scenes.

A small request - but an important conversation.

A renter recently contacted me after asking a property manager to remove her shoes during a routine inspection for cleanliness reasons. The property manager declined, explaining that wearing shoes was a workplace health and safety requirement.

I understand that agencies need to consider staff safety. But I also believe we can protect our people while respecting that the property we are entering is someone’s home.

If removing shoes isn’t considered safe, could shoe covers provide a simple and respectful alternative?

I’d genuinely love to hear both perspectives:

Renters and Tenants- do your property managers respect your request when asked?

Agency leaders- what is your policy, and what alternatives do you provide your team?

Property Manager - what do you do when asked to remove shoes for inspections?

I’d like to note, this isn’t about criticising an individual property manager. It’s about considering whether our procedures allow our teams to balance safety, cultural awareness and respect for the renter’s home.

Sometimes the smallest interactions say the most about the service we provide.

Choosing a property manager based on a 1 to 2% fee difference could end up being one of the most expensive decisions an investor makes.

Here’s a snippet from my conversation with Kasey McDonald-Tutaki on Before The Weekend Podcast where we talk about something I wish more rental providers and landlords understood: not all property management services are created equal.

The right agent isn’t simply there to collect rent and manage maintenance.
They should be helping you protect your asset retain great renters minimise risk make informed decisions and ultimately maximise the return on your investment.
So when comparing agents look beyond the management fee. Ask about their experience. Their processes. Their communication. Their workload. Their knowledge. Their approach when things go wrong.

A cheaper fee means very little if poor management costs you thousands elsewhere.
Be diligent about who you trust with one of your biggest assets -and in doing so, we can hopefully begin to eliminate the cowboys of the industry!
