BREAKING NEWS for anyone who owns land in Victoria or is looking to buy...

The Victorian Government just announced that plans for up to four homes on a single block will be approved within 10 business days, as long as the design meets the state's rules for townhouses (things like how far the building sits from the fence, privacy for neighbours and landscaping).

Until now that fast approval only covered two homes. The council won't be able to say no if the plan meets the rules. It's reported to start next month.

In plain terms: a project that used to sit with council for two months or more could be approved in a fortnight. That's less interest paid while you wait, an earlier start on site, and a lot more certainty before you commit.

Heritage and environmental protections still apply, so the design has to be right from the first drawing.

Looking At Building A New Home or Doing A Development Soon?

MOST PEOPLE DON'T KNOW ABOUT THIS UPDATE (and it's good news):

Victoria’s new Home Warranty scheme commenced on 1 July 2026, providing eligible homeowners with up to $400,000 in total assistance per home - under the old scheme you could only claim up to $300,000 per dwelling.

The scheme applies to eligible domestic building contracts signed on or after 1 July 2026, generally where the work is valued above $20,000. It may assist when building work is incomplete, defective or non-compliant and the builder is unable or unwilling to complete or rectify it.

The Building and Plumbing Commission is the sole provider, with builders arranging cover through a BPC-approved distributor.
Existing Domestic Building Insurance policies continue under their current terms.

Eligibility, limits and exclusions apply. Always confirm that a Notice of Cover has been issued for your project.

The government wants to give people more time to buy a brand new house or unit and still get a tax bonus called "negative gearing."

Right now, you'd have to buy within 12 months of the home being finished. The new plan would stretch that to 24 months — a full 2 years — so buyers aren't rushed into a decision.

This is still just a proposal, not a done deal yet (the public gets to have their say until 21 August 2026), but if it becomes law, it means more time and more choice for anyone wanting to buy a brand new home.
