Rahul Malik, who owns the independent agency M7 Real Estate, with an office in Mickleham, said the loss of investor buyers since the May budget announcement had been stark.

“On any given day, out of 10 buyers, three to four were investors,” said Malik, who promotes himself on social media as Rahul the Realtor. “Now, we hardly get one out of 10. Footfall is obviously reduced.”

Prices were down too, he said: “$40,000 to $50,000 have completely gone off from the valuations since that May 12 budget.”

Visitor numbers at inspections don’t directly correlate with price movements, but give a reflection of the market. And they’ve almost halved since February.

SMSF BORROWING RULES ARE CHANGING

What Every Property Investor Needs to Know

The Australian Government has announced significant changes to Self-Managed Super Fund (SMSF) borrowing for residential property.

IMPORTANT DATE

10 AUGUST 2026

From this date, new SMSF Limited Recourse Borrowing Arrangements (LRBAs) for residential property will no longer be permitted.

If you’re planning to invest through your SMSF, acting before the deadline could make a significant difference.

Existing SMSF Loans Are Protected

Existing SMSF residential property loans are grandfathered and can continue under the current rules.

Contracts Before 10 August 2026

Residential property contracts exchanged before the deadline can generally proceed under the transitional arrangements, even if settlement occurs later.

SMSFs Can Still Buy Property

SMSFs can continue purchasing residential property using existing cash held within the fund, provided all superannuation regulations are met.

Commercial Property Remains

SMSFs can continue borrowing to purchase eligible commercial/business real property, subject to legislation.
