Most property investors treat the new financial year like any other month.

Same passive management. Same unchecked rent reviews. Same assumption that nothing has changed. In most cases, it has.

Three things worth looking at before July is over.
1. Your rent. When did you last check your rent against the market? If it's been more than 12–18 months, there's a good chance things have shifted. It's worth making sure your lease is keeping pace.
2. Your property manager. Most landlords only question this when something goes wrong. The new financial year is a better time to ask, when everything feels fine, whether you are getting proactive service or a rent collection service.
3. Your plan for the asset. Are you holding for yield, growth, or eventual sale? That answer should drive decisions on maintenance, lease terms, and tenant selection. If you do not have a clear answer, get one now.
