Victoria Property Sales Law Changes | Effective 1 October 2026
The Victorian Government is introducing new regulations to improve price transparency in residential property sales and provide greater protection for buyers.
Key changes:
1. Reserve Price – For auctions and fixed-date sales, the reserve price will generally need to be disclosed at least 7 days before the sale.
2. Property Price Statement (PPS) – The new PPS will replace the current Statement of Information and include key property details and comparable property information.
3. Sold Price Disclosure – Once a transaction becomes unconditional, the sold price will generally need to be added to the PPS within 7 days.
4. The PPS must remain publicly available for at least 18 months.
For owner-occupiers, greater access to pricing and comparable sales data can help buyers make more informed decisions and determine whether a property is reasonably priced.
For property investors, having more actual sales data and comparable properties can provide better insights for market analysis and property valuation.
Investors should look at the actual sold prices instead of the selling price, comparable properties and the broader market fundamentals.
As the market becomes more transparent, data-driven decisions will become increasingly important when buying property.
