The time between the annual general meetings for an owners corporation must not exceed 15 months.
The annual general meeting is the main opportunity for lot owners to discuss issues relating to their property and elect the committee and office bearers for the next year.

The notice, agenda, financial statements, budget and minutes of the previous meeting must be given to all lot owners at least 14 days before the meeting. An additional day or two should be allowed for postage.

The owner of the property (apartment/unit/townhouse) is responsible for paying body corporate fees, as well as any levies or additional costs associated with building maintenance and repairs.

Renters do not pay body corporate fees, though property investors can factor some of these costs into the monthly rent charged on the property. However it should never be an added cost.

So if you're a tenant you won't need to worry about liaising with an Owners Corporation Manager, only with your property manager or landlord.

📖 The definition direct from the consumer affairs website states:
"An owners corporation (formerly body corporate) manages the common property of a residential, commercial, retail, industrial or mixed-use property development."

🏢 Its main function is to manage and look after a building’s communal areas, which include stairwells, common walls, gardens, pools, driveways, laundries, lobbies, and a building’s exterior. Our responsibilities also include ensuring that all occupants of the buildings comply with the legislation and bylaws for the Owners Corporation.

If you:
🔥 have recently bought an open-flued gas heater

🔥 You cannot arrange for it to be installed – gas fitters are no longer permitted to do so. Speak to your retailer or installer to see whether you can obtain a refund. This may depend on the terms of sale or installation, or the retailer’s refund policy.

🔥 have one of the banned models in your home

🔥 You do not need to have it removed but you should make sure it is inspected every two years by a licensed gas fitter. Ensure there is adequate ventilation in your property and avoid having exhaust fans, such as a kitchen range hood or bathroom fan, running while your heater is on.

🔥 are living in a rental property with one these heaters

🔥 Your rental provider must ensure a safety check is carried out every two years, by a licensed or registered gas fitter qualified to perform the work.

Carbon monoxide alarms may be a cost effective way to help detect a leak if you have one of these heaters installed in your home. However, they should never replace regular servicing.

If you are not sure whether you have a model which is affected, check with a licensed gas fitter.
