The Finding:

Mould and babies don’t mix.

Not too long ago I inspected an apartment where very high levels of Aspergillus/Penicillium and Stachybotrys (ā€œblack mouldā€) were identified right beside a baby’s cot. Water from leaking windows had spread into the bedroom ceilings and walls, yet the building manager didn’t want to hire professional mould remediators – just replace the ceiling and move on.

Simply swapping out plaster doesn’t deal with hidden mould in cavities, settled spores on nearby surfaces, or the ongoing moisture problem. When contamination is that close to where a baby sleeps, it’s not a cosmetic issue – it’s a health and safety concern.

If you’ve had leaks near sleeping areas, musty odours, or visible mould (especially around kids’ rooms), don’t settle for a quick patch job. Ask for an independent assessment and evidence‑based remediation, not just a new ceiling.

It’s not just about mould spores.

What you see in these images are mycelium and hyphal fragments (the broken pieces of mycelium), not just its spores. These hyphal fragment filaments are packed with chitin and beta‑glucans, key fungal cell‑wall components that our immune system recognises and that can drive inflammatory responses, especially with ongoing exposure or in sensitive individuals.

In a water‑damaged ceiling or wall, high levels of hyphal fragments can mean substantial exposure even when spore counts look modest. That’s why thorough mould assessment and remediation must deal with the entire growth and its fragments – source removal, deep cleaning of contaminated dust, and fixing the moisture problem – not just a surface wipe or a quick ā€œfog.ā€

When hyphae break up, they can generate very fine particles, including submicron fragments, whereas many common mould spores are in the 2–10 µm range. These tiny fragments can stay airborne longer and pe*****te more deeply into the respiratory tract than larger spores, which is one reason they are increasingly recognised as important for exposure and inflammation.

Sometimes the real mould problem isn’t on the wall – it’s inside it.

On a recent assessment, we used a borescope to look inside the wall cavity and found visible mould growth hiding behind the plasterboard, right where the moisture had tracked. Air sampling in the same area showed high levels of mould spores, confirming that the hidden growth was impacting the indoor air the client actually breathe.

This is why a thorough mould assessment often needs more than just a quick look and a moisture meter – combining borescope inspection with targeted air sampling gives a clear picture of what’s really going on so remediation can be planned properly.

This property now needs full restoration and targeted mould remediation to restore healthy indoor conditions.
