Most investors don’t have a property portfolio. They have a property collection. I see the same thing almost daily. It’s like an op shop of
non sensical purchases.

Had a strategy modelling session yesterday with a beautiful young family.
One child. Another on the way.
Their dream?
A $3M+ family home.
In our modelling session, suburbs weren’t even discussed.
Instead, we spent hours on:
• Protecting future borrowing capacity
• Cash flow modelling through maternity leave
• Asset ownership structures
• Company vs SPV considerations
• SMSF planning
• Debt recycling opportunities
• Exit strategies
• Future PPOR timing

Their current home is worth around $900k and sits in a market that’s entering the recovery phase.

If that trend continues, their current home could appreciate significantly over the next few years. Then we want them to be able to pull the trigger on the trophy asset before that market moves. Timing is critical.
The mistake would be loading up their personal borrowing capacity with investment properties today, only to discover later they can’t upgrade into the dream home they actually want.
Strategy isn’t just about buying assets.
It’s about keeping them in a position to sell, upgrade and move before the premium end of the market runs away from them.

We just tell them straight, the buyer you’re waiting for?
Yeah… they’re not sitting around.
Such a shift the last few weeks.

This is where a buyer’s market actually does it thing.

Lots of stock, still a lot of s**te stock that we reject, a lot of choice, so much negotiation runway.
We get to cherry pick.
Friggin love a buyers market!!

I love doing every strategy call with potential clients. I love learning about them and their families.
Yep shocker, you talk to me. Not some hired sales gun. Who sole job is to sell you.
Spoke to an absolute gent of a guy yesterday.
In his 50s.
He’s mapping out with the team multiple property purchases across his SMSF and other structures. We talked strategy, lending, cash flow, timing, opportunities, locations.
The sort of conversation I absolutely love.
The real eye opener for me was his relationship with his kids.
They are grown, but, they still holiday with him and his wife.
They still want to spend time with them.
They still want to live with them.
In fact, they’ve built a studio in the backyard so family can stay close.
Their favourite thing as family is spending time together.
That’s wealth to me. That’s being rich
Not the portfolio. That just gives you options. Freedom of time. A chance to help your kids.

The fact that your grown children genuinely want to be around you.

In a world where everyone seems obsessed with impressing people that don’t matter It was so refreshing. These are the clients I talk to everyday. Clients whose values align to ours.
Not one client comes to us for Ferraris.
They come for freedom of time, time with family and to help their kids.
They are business owners who want to preserve the wealth they built.

This guy already built something many people never achieve.

Connection.
Respect.
A family that enjoys each other’s company.
I spend a lot of my time learning about people.
Who they are.
What they’re trying to create.
What keeps them awake at night.
What they’re scared of.
What they’re excited about.
Then working out how property can help them get there.
The properties are rarely the most interesting part.
The people always are.

The right advice is critical…

Right before school pick-up, Mel sent me a text.

That’s the whole business model.
Client first always.
Not growth for growth’s sake.
Not building layers between us and our clients.
Just two founders obsessed with getting better.
We’re relentless about refining processes.
We hear feedback.
We implement.
We improve.
In real time.
No bloat.
No endless meetings about meetings.
Clients with direct access to the people making the decisions.
We choose who we work with, and that’s a privilege we never take for granted.
We reject about 60% of people who Apply to be clients.
Why? We love what we do. That energy is what our clients deserve.

To rentvest or not….

Jesus, it’s exhausting at the moment right?
It’s like watching people abandon a queue because another queue looks shorter.
One minute it’s renovations.
Reno courses… like jeepers.
Then it’s granny flats.
Then it’s value-add plays.
Then it’s Facebook ads, I can’t believe people actually pay for them. Truely. Like give the general public credit. No one is falling for that s**t.
My feed is getting absolutely smashed with the next “game-changing” strategy.
All I see is lack of conviction.
Our philosophy hasn’t changed since day one.
Buy for your Future Buyer.
That’s Future Proof.
Buy in markets that are affordable for local demographics.
Time your entry into market cycles.
That’s it.
People love to overcomplicate property investing.
It’s not rocket science. ICU nursing, that was bloody rocket science 😅
People don’t fail because they chose the wrong strategy.
They fail because they keep changing strategies.
There’s no shortcut, sorry to say.
We just keep executing.
We’ve never renovated a property, except for a bit of paint and carpet.
We’ve never added a granny flat….
Yet our clients have created millions in equity.
Why?
Liquidity is all that matters.
You need depth of Future Buyers.
The best property in the world means nothing if there’s nobody lining up to buy it from you later.
My obsession has always been people. Even more so now. That’s what I study.
Their behaviour.
Demographics.
Migration.
Consumer behaviour.
What happens if immigration slows or stops?
Which locations are future-proof?
What do downsizers want?
Where will Nan and Pop live in 10 years?
That’s what interests me.
Human behaviour drives demand.
demand drives markets.
Want the best price and the quickest sale?
You need to sell when consumer confidence is through the roof and the market is on a rapid boil.
Which isn’t now! We are not selling anything now.
The property is only 10% of the equation.
Understanding people is the key to a Future Proof Asset.

The property has never been the asset.
The Future Buyer is.
Figure out who they are before everyone else does, and the rest takes care of itself.
