From Friday 22 October, fully vaccinated adults in metropolitan Melbourne will be allowed to attend onsite, outdoor auctions under a density quotient of one person per four square metres, capped at 50 people.

While we look forward to restrictions lifting, we continue to operate with the safety of our clients, staff and community a priority.

- Calculate the deductible interest on your home loan.

- Determine any construction costs - e.g. certain building costs, including extensions, alterations and structural improvements as capital works deductions.

- Claim the right portion of expenses, excluding periods of personal use.

- Keep good records as evidence of income and expenses.

- Quantify your capital gains or losses properly when selling, which includes depreciation and capital works, but excludes deductions already claimed against rental income earned.

EOFY is just around the corner. Here are some suggestions to ensure your rental property is tax compliant (Part 1):

- Apportion expenses and income for co-owned properties in accordance to your legal ownership.

- Make sure your property is genuinely available for rent to claim a tax deduction, which means it is advertised and renters are reasonably likely to rent the property.

- Distinguish between ongoing repairs (claim in full in the year of incurrence) vs capital improvements (claimed across multiple tax years).

- Determine the deductible amount of borrowing expenses and purchase costs.
