A lot can change in 13 years.

For more than a decade, we’ve called the same office home. It’s where our team has grown, ideas have taken shape, milestones have been celebrated and the PPA family has become what it is today.

What began with Performance Property has grown to include Property for Doctors, Performance Asset Management and Performance Commercial, and along the way, our office has grown with us.

Now, we’re getting ready to say goodbye to a space that has been part of the journey for 13 years and make the move to somewhere new.

We’re not quite ready for the full reveal just yet, but it won’t be long.

With the cash rate now at 4.60%, property investors are operating in a very different environment to the one many built their portfolios in.
For those who purchased or restructured during the period of historically low interest rates, the impact is becoming increasingly apparent. Higher repayments are putting greater pressure on cash flow, buffers are being tested, and the role of individual assets within a portfolio deserves closer scrutiny.

Rather than reacting to each rate announcement in isolation, this is an opportunity to look at the portfolio as a whole.
Are current cash flow and financial buffers sufficient if rates remain elevated?
Are individual properties still performing the role they were originally acquired to perform?

And are existing lending structures still appropriate for the current market?
A change in conditions doesn’t automatically mean a change in strategy. But it does make regularly testing that strategy increasingly important.
The strongest portfolio decisions are generally made with a clear understanding of the numbers, the performance of each asset and the investor’s longer-term objectives.

Two events, two cities, one busy week for the Property for Doctors team.

Phillip Almeida and Frank Munnich started in Perth, hosting a dinner alongside Credabl with 𝗞𝘆𝗺 𝗕𝗼𝘄𝗸𝗲𝗿 and 𝗥𝗶𝗮 𝗠𝗮𝗿𝗰𝗵𝗲𝘀𝗮𝗻𝗶. Good views, better food, and a room full of medical professionals happy to talk property well past dessert.

Then across to Melbourne for the Australian Dental Association Victorian Branch 2026 Convention, presenting to and catching up with dental professionals from across the state.

The question that came up in both cities: with tax settings shifting and rates where they are, is now the time to buy? Our answer doesn't change with the market. Strategy first. Know what you're building and over what timeframe, and the asset decision gets a lot simpler.

Property for Doctors at CCIM 2026

It was great to be part of Creative Careers in Medicine 2026 on the Gold Coast, with Frank Munnich representing Property for Doctors over the weekend.

This year’s theme, Metamorphosis, brought together doctors from across Australia to explore new perspectives, challenge traditional career expectations and consider the many different directions a medical career can take.

Events like CCIM provide an important opportunity for medical professionals to connect, exchange ideas and explore opportunities beyond their day-to-day clinical careers.
