27th Nov 2024 - BREAKING PROPERTY NEWS!!

The Federal Government's "HELP to BUY" bill, which targets low- and middle-income earners trying to get onto the property ladder, has been PASSED into law by parliament TODAY.

The Government will give buyers taking part in the scheme an "Equity contribution" of up to 40 per cent of the cost of a new home or 30 per cent of existing homes!!

This is expected to have a huge impact on buyers ability to purchase a home and likely stimulate the market.

The question is, will our housing supply
meet the demand, with many people now being in a position to buy?

Property News Update: 7th Feb 2024

Changes in QLD for Renters include:
- Rental Bidding Banned.
- Bond Transfer (no need to get old bond back to transfer to new rental)
- 48-hour entry notice for Tenant
- Creating frameworks to allow both parties (tenant and landlord) to agree on modification installations on properties

Modelling by Construction Skills Queensland suggested an extra 18,000 tradespeople a year needed to meet long-term housing and infrastructure targets.

Master Builders Association chief executive Paul Bidwell said with the current settings in place and a shortage of skilled workers, he could not see how the government would deliver the target.

Mr Bidwell also stated "cutting red tape in the industry and amending planning schemes to streamline processes for builders and developers, as well as reducing unnecessary costs, was needed in order to deliver the additional social housing stock"

Property News - 18th January 2024

Victorian property investors will get a surprise in the mail shortly as they are hit with new land tax surcharges which will further their costs to hold their investment properties.

Add this to their increased burden of mortgage repayments which have been hit with a huge increase interest rates over the last year and the pressure is put on landlords.

Either the landlord increases their rent to cover this additional charge (NOT GOOD NEWS FOR RENTERS) or it pushes more landlords who are already struggling to find the extra $$ needed to cover their increased mortgage repayments, to sell their investment properties, further reducing supply of rental properties on the market.

The supposed benefit that the Victorian State Government is expecting from this tax, will be offset by the cost of now needing to create more affordable housing.

As far as I can see, this tax will only resort in REDUCED housing supply, and put further burden on our existing HOUSING CRISIS.

Land Tax in Victoria has added a surcharge to be paid ON TOP of your regular Land Tax bill.

"From the 2024 land tax year, there has been a (temporary) change to land tax rates and thresholds, for taxable landholdings:
- Between $50,000 and $100,000, a $500 flat surcharge will apply.
- Between $100,000 and $300,000 (or $250,000 for trusts), a $975 flat surcharge will apply.
- Over $300,000 (or $250,000 for trusts), a $975 flat surcharge will apply plus an increased rate of land tax by 0.10 percentage points.

This is part of the 2023-24 State Budget, COVID Debt Repayment Plan for Victoria.

The VIC Secondary Dwelling/ Granny Flat legislation is in.

No Planning Permit approval required - even where Heritage or Neighbour Character Overlays exist!

Another interesting note is that you CAN put up to a 60m2 secondary Dwelling on a 300m2 site but the whole site still needs to have 25% Garden Space.
