The Melbourne market in one word is PATCHY. Some homes have good buyer depth and others have absolutely no one on them. Is it price? Yes in some cases but it is also because we have a lot more stock becoming available and this gives buyers choice.

Choice brings indecision for many buyers as they navigate through floorplans, streets, level of renovations, walk scores to schools, shops and cafes. How far from work?

Then working out the price that’s right for the home.
Renovated and a good floorplan - it’s selling well. But what is well? Is it 5,10,15% above the quoted range? Is that quoted range actually realistic?

Avoid paying too much in this patchy market. Understand values and get the full choice of properties from off markets, pre markets and on markets ( even they are “price adjusting”).
